Encompassing two outdoor dining areas, one with an outdoor kitchen with wood-burning oven and barbecue, and botanical paths framed by olive trees and amphorae, the property is well designed for outdoor living. Sleeping up to eight, with living space, three bedrooms and two bathrooms, the interiors are modern and functional, opening onto a wide terrace accessible from every room. The beaches, villages and markets of the Riviera dei Fiori are all just a short drive away. Note: a discreet owner lives on the lower ground floor, with independent access and no shared facilities.

FIRST FLOOR – Entrance hall; guest bathroom with washing machine; shower rbox; open-plan living area with fireplace, dining area, kitchenette and double sofa bed; two double bedrooms; one twin bedroom with joinable beds; one bathroom with whirlpool tub and shower; terrace accessible from all rooms.

Park:

The grounds extend across approximately 3000 sqm of terraced garden, laid out across two mostly flat levels and fully fenced. The setting includes lawns, dry-stone walls, fig and olive trees, bougainvillea, palms, amphorae, flower beds and aromatic plants. A paved driveway leads from the entrance gate to the parking area near the villa. The garden includes shaded seating areas, a gazebo beside the pool with table and chairs, and a built-in outdoor kitchen on the upper terrace with barbecue, wood oven and a dining area. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The rectangular pool measures 12 x 5 m with a depth of 1.40 m; lined in light blue PVC; Roman steps; internal lighting; chlorine purification. Set within a lawned area and bordered with stone paving. Spotlights illuminate the pool and surrounding area. The pool is open from the last Saturday in April to the first Saturday in October.

The room and bathroom refresh service includes an intervention aimed at restoring order, cleanliness, freshness, and comfort to the spaces.

This service does not include deep cleaning, but it ensures a tidy, welcoming, and functional environment for guests throughout their stay.

The activities include airing the rooms, reorganizing the spaces, making the beds, replenishing used linens, and performing a general check of the room and bathrooms.

Full Cleaning

The full cleaning service of the property involves a thorough intervention aimed at ensuring hygiene and order in all areas, without including linen replacement.

This service includes the provision of a minimum set of two additional towels intended for use at the pool or in outdoor relaxation areas. It is designed for guests who require extra towels during their stay, for families or large groups, or for extended stays.

ZER0DEP COVER - by Emma Villas (Mandatory) 99€ each reservation This guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is a coverage which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are covered in case of any damage to the property caused by you or members of your group/family during your stay (up to the maximum limit of 1,500 euros);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater toughtlessly.

NOTES:

The chef and staff are usually required to be accommodated within the villa. If accommodation is not provided inside the villa, an additional cost may apply, depending on the need or possible travel expenses.

Tidying up rooms and bathrooms

The room and bathroom refresh service includes an intervention aimed at restoring order, cleanliness, freshness, and comfort to the spaces.

This service does not include deep cleaning, but it ensures a tidy, welcoming, and functional environment for guests throughout their stay.

The activities include airing the rooms, reorganizing the spaces, making the beds, replenishing used linens, and performing a general check of the room and bathrooms.

The replacement of the full linen set is not included.

The tidying of common areas is not included.


Full Cleaning

The full cleaning service of the property involves a thorough intervention aimed at ensuring hygiene and order in all areas, without including linen replacement.

The activities include:

  • Cleaning of floors, surfaces, furniture, and fixtures.
  • Sanitization of bathrooms and kitchens, including toilets, countertops, and appliances.
  • Complete dusting of furniture, shelves, and decorative elements.
  • General inspection of the condition of the spaces and attention to small details to ensure a neat and well-maintained appearance.

This service, which does not include linen changes, ensures that the spaces are thoroughly clean and ready for use.

Linen & Textiles

Additional pool towels

This service includes the provision of a minimum set of two additional towels intended for use at the pool or in outdoor relaxation areas. It is designed for guests who require extra towels during their stay, for families or large groups, or for extended stays.

Price per day: 7.00 €

The service includes:

  • Provision of clean pool towels, ready for use.
  • Availability of fresh towels whenever needed, without having to reuse those already used.

The service does not include the collection or laundering of previously used towels, but it ensures comfort and convenience throughout the guests’ stay.

Firewood

This service provides firewood for the property’s fireplace, intended for guests who wish to use it during their stay.

The cost of the service includes:

  • Delivery of 100 kg of dry, ready-to-use firewood to the property.

The service does not include fire ignition or fireplace maintenance.

Baby Amenities

This service provides an additional crib beyond the one already available at the property, for guests traveling with infants who need a safe and comfortable place for the baby to sleep.

The service includes:

  • Delivery of a clean, assembled crib complete with bedding.

The crib provided is a travel cot for infants.
