PRIVATE STRUCTURE (lease only). At Villa Beltramonto, suspended in the authentic heart of the Val di Cecina and set on a hill 374 m above sea level, absolute protagonist is the natural scenery that surrounds it, a landscape interwoven with sinuous waves that chase each other up to the edge of the Apuan Alps: declined in the thousand shades of its unmistakable colours, they paint an enchanted background for the wonderful historic borghi located there and which, at dusk, illuminate the horizon. The excellent restoration of this farmhouse has not altered its typicality but has artfully enriched and accessorised it to guarantee guests the best of hospitality in an exquisitely Tuscan style. The exposed stone, the ceilings with wooden beams and terracotta tiles, the panoramic air-conditioned bedrooms, each with private bathroom, the welcoming veranda: these are the key elements that characterise this imposing structure in which the large common area on the ground floor, with professional kitchen and vast living room with large windows, opens directly to the outdoor living areas. The house is surrounded by a luxuriant garden, a natural terrace cloaked in the silver of a grove of olive trees and embellished by both the panoramic pool area, that will captivate guests with its magical sunsets, and the charming gazebo, set up with an elegant dining area and sofas. Villa Beltramonto represents the ideal location to appreciate privacy and tranquillity without having to renounce the amenities located in the immediate vicinity; it is in fact located on the edge of the borgo of Pomarance, about 700 m from shops, restaurants and cafés and within walking distance. We are surrounded by the unmistakable scenery of the Val di Cecina, land of ancient borghi (Pomarance, Volterra, Montecatini Val di Cecina) and of numerous oases and nature reserves, such as those of Berignone and Monterufoli that brush against the immediate surroundings. The property is part of an organic farm estate that produces extra virgin olive oil and quality wine that can be tasted directly in the villa upon request.

Interior:

Villa Beltramonto has two floors connected by an internal staircase. The main entrance leads into the living room with seating area and dining area. This room is connected to the kitchen and to a guest bathroom. A few steps from the living room lead up to the charming veranda with an elegant sitting room which leads into a double bedroom with ensuite bathroom with shower. Also on the ground floor, but with independent access located on the side of the house, is an apartment (not connected internally) consisting of a living room with kitchen, a double bedroom (with divisible bed) and ensuite bathroom with shower. On the first floor is the rest of the sleeping area with five double bedrooms (one with divisible bed) with private bathroom with shower. The laundry room is reachable from the kitchen.

Park:

The park surrounding the house extends for about 5000 sq m over hilly terrain with two terraces, with the upper one occupied by the swimming pool area, sealed at the bottom by a thick patch of woodland. The garden includes lawn areas and a multitude of plants, bushes of herbs and olive trees that create the ideal setting for enjoying the open landscapes seen on each side. Set in this colourful and secluded spot are the gazebo with outdoor dining area, barbecue and wood oven and a ping pong table. The vine-covered pergolas, right outside the living areas, are equipped with tables for outdoor dining. The covered parking area is located at the end of the elegant driveway bordered by imposing cypress trees. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The south-facing swimming pool lies on the upper terrace of the garden on an open panoramic viewpoint. About 40 m from the house, it can be reached via a flight of steps. The rectangular pool, measuring 5 x 8 m with a varying depth of 1.10 to 1.50 m, is lined in sand-coloured PVC and has salt purification, internal and external lights and Roman steps for access to the water. It is surrounded by the fenced sunbathing area, paved in stone and equipped with shaded sunbeds and a large gazebo in which a seating area and an elegant poolside dining area have been set up. A cold-water shower is available. The pool is open from the last Saturday in April to the first Saturday in October.

Location and distances


South of the province of Pisa, and along the river Cecina, extends the Val di Cecina, a vast hilly land that touches the metalliferous hills on the border with Siena and crosses the Grosseto and Livorno Maremma, sloping down towards the sea. The area is rich in both geothermal sources, which manifest themselves in the form of boraciferous fumaroles in the area around Larderello (the suggestive Valley of the Devil), and wind farms for the production of energy. The heritage of the semi-wild nature parks and the countless perfectly preserved medieval borghi, of great historical and artistic importance, make it the ideal destination for a complete holiday in all respects. Of great fascination is the unmistakable landscape of the Balze di Volterra which extend over a large area and are characterised by the typical calanchi (rock formations). Villa Beltramonto can be reached along a simple country road that passes through Pomarance, a borgo of medieval origins at 370 m above sea level. The castle structure and the ancient walls that surround the historic center testify to its warlike past. The 12th century Romanesque church, the elegant 19th century buildings and the refined theatres, the narrow little streets and the well-maintained piazzas, together with shops and restaurants, enliven the historic town centre. In the neighbourhood you will find the remains of fortresses, such as the Rocca Silliana (among the most significant examples of military architecture), with its unique viewpoint, and many small villages perched on hills (Libbiano, San Dalmazio, Serrazzano).

The full cleaning service of the property involves a thorough intervention aimed at ensuring hygiene and order in all areas, without including linen replacement.

This service includes the provision of a minimum set of two additional towels intended for use at the pool or in outdoor relaxation areas. It is designed for guests who require extra towels during their stay, for families or large groups, or for extended stays.

The service assigns a staff member who will contact the guest directly to collect a personalized shopping list and take care of the purchase.

The excellent restoration of this farmhouse has not altered its typicality but has artfully enriched and accessorised it to guarantee guests the best of hospitality in an exquisitely Tuscan style. The exposed stone, the ceilings with wooden beams and terracotta tiles, the panoramic air-conditioned bedrooms, each with private bathroom, the welcoming veranda: these are the key elements that characterise this imposing structure in which the large common area on the ground floor, with professional kitchen and vast living room with large windows, opens directly to the outdoor living areas. The property is part of an organic farm estate that produces extra virgin olive oil and quality wine that can be tasted directly in the villa upon request.

Interior:

Villa Beltramonto has two floors connected by an internal staircase. The main entrance leads into the living room with seating area and dining area. This room is connected to the kitchen and to a guest bathroom. A few steps from the living room lead up to the charming veranda with an elegant sitting room which leads into a double bedroom with ensuite bathroom with shower. Also on the ground floor, but with independent access located on the side of the house, is an apartment (not connected internally) consisting of a living room with kitchen, a double bedroom (with divisible bed) and ensuite bathroom with shower. On the first floor is the rest of the sleeping area with five double bedrooms (one with divisible bed) with private bathroom with shower. The laundry room is reachable from the kitchen.

Park:

The park surrounding the house extends for about 5000 sq m over hilly terrain with two terraces, with the upper one occupied by the swimming pool area, sealed at the bottom by a thick patch of woodland. The garden includes lawn areas and a multitude of plants, bushes of herbs and olive trees that create the ideal setting for enjoying the open landscapes seen on each side. Set in this colourful and secluded spot are the gazebo with outdoor dining area, barbecue and wood oven and a ping pong table. The vine-covered pergolas, right outside the living areas, are equipped with tables for outdoor dining. The covered parking area is located at the end of the elegant driveway bordered by imposing cypress trees. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The south-facing swimming pool lies on the upper terrace of the garden on an open panoramic viewpoint. About 40 m from the house, it can be reached via a flight of steps. The rectangular pool, measuring 5 x 8 m with a varying depth of 1.10 to 1.50 m, is lined in sand-coloured PVC and has salt purification, internal and external lights and Roman steps for access to the water. It is surrounded by the fenced sunbathing area, paved in stone and equipped with shaded sunbeds and a large gazebo in which a seating area and an elegant poolside dining area have been set up. A cold-water shower is available. The pool is open from the last Saturday in April to the first Saturday in October.

Location and distances


South of the province of Pisa, and along the river Cecina, extends the Val di Cecina, a vast hilly land that touches the metalliferous hills on the border with Siena and crosses the Grosseto and Livorno Maremma, sloping down towards the sea. The area is rich in both geothermal sources, which manifest themselves in the form of boraciferous fumaroles in the area around Larderello (the suggestive Valley of the Devil), and wind farms for the production of energy. The heritage of the semi-wild nature parks and the countless perfectly preserved medieval borghi, of great historical and artistic importance, make it the ideal destination for a complete holiday in all respects. Of great fascination is the unmistakable landscape of the Balze di Volterra which extend over a large area and are characterised by the typical calanchi (rock formations). Villa Beltramonto can be reached along a simple country road that passes through Pomarance, a borgo of medieval origins at 370 m above sea level. The castle structure and the ancient walls that surround the historic center testify to its warlike past. The 12th century Romanesque church, the elegant 19th century buildings and the refined theatres, the narrow little streets and the well-maintained piazzas, together with shops and restaurants, enliven the historic town centre. In the neighbourhood you will find the remains of fortresses, such as the Rocca Silliana (among the most significant examples of military architecture), with its unique viewpoint, and many small villages perched on hills (Libbiano, San Dalmazio, Serrazzano).

  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)

Chef in villa

Chef & waiter at disposal - Half Board

A dedicated private chef who will take care of preparing breakfast and, at your choice, lunch or dinner. Each menu is fully customised and crafted down to the smallest detail, taking into account your preferences, any allergies, seasonal ingredients, and high-quality local products.

THE PRICE INCLUDES:

Chef available for meal preparation, service (with a waiter for groups of more than 9 people), final kitchen cleaning, time spent shopping.

 

THE PRICE DOES NOT INCLUDE:

Ingredients and beverages. The chef will shop according to the client’s requests and will be reimbursed upon presentation of the receipt.

 

NOTES:

The chef and staff are usually required to be accommodated within the villa. If accommodation is not provided inside the villa, an additional cost may apply, depending on the need or possible travel expenses.

Extra cleaning

Tidying up rooms and bathrooms

The room and bathroom refresh service includes an intervention aimed at restoring order, cleanliness, freshness, and comfort to the spaces.

This service does not include deep cleaning, but it ensures a tidy, welcoming, and functional environment for guests throughout their stay.

Available days of the week: Monday, Tuesday, Wednesday, Thursday, Friday, Saturday, Sunday

Price per day: 240.00 €

The activities include airing the rooms, reorganizing the spaces, making the beds, replenishing used linens, and performing a general check of the room and bathrooms.

The replacement of the full linen set is not included.

The tidying of common areas is not included.


Full Cleaning

The full cleaning service of the property involves a thorough intervention aimed at ensuring hygiene and order in all areas, without including linen replacement.


Available days of the week: Monday, Tuesday, Wednesday, Thursday, Friday, Saturday, Sunday

Price per day: 505.00 €

The activities include:

  • Cleaning of floors, surfaces, furniture, and fixtures.
  • Sanitization of bathrooms and kitchens, including toilets, countertops, and appliances.
  • Complete dusting of furniture, shelves, and decorative elements.
  • General inspection of the condition of the spaces and attention to small details to ensure a neat and well-maintained appearance.

This service, which does not include linen changes, ensures that the spaces are thoroughly clean and ready for use.

Linen & Textiles

Additional pool towels

This service includes the provision of a minimum set of two additional towels intended for use at the pool or in outdoor relaxation areas. It is designed for guests who require extra towels during their stay, for families or large groups, or for extended stays.

Price per day: 10.00 €

The service includes:

  • Provision of clean pool towels, ready for use.
  • Availability of fresh towels whenever needed, without having to reuse those already used.

The service does not include the collection or laundering of previously used towels, but it ensures comfort and convenience throughout the guests’ stay.

Additional bed and bathroom linen

This service provides additional bed and bath linen, in addition to what is already included according to the booking conditions.


Price per piece: 20.00 €

The service includes:

  • Provision of extra sheets, pillowcases, and blankets for the beds.
  • Provision of additional towels, bath mats, and bath linens.

The service does not include bed-making or the cleaning of used linen, but it ensures that guests always have fresh and sufficient linen available according to their needs.

Time & Access Management

Late Check-in

The Late Check-in service allows guests to arrive at the property after the standard check-in time. It is designed for those arriving late due to unforeseen flight, transfer, or other inconveniences.

Price per service: 70.00 €

Check-in time, as per booking conditions, is from 4:00 PM to 7:00 PM. Arrivals after 8:00 PM but no later than midnight on the day of arrival will incur a surcharge for the welcome service. Early Check-in

The Early Check-in service allows guests to enter the property before the standard check-in time set by the property. It is designed for those arriving early, who wish to settle in immediately or start enjoying the property’s services without waiting for the official check-in time.

Price per service: 70.00 €

The service can only be purchased with prior approval from the property management and is always subject to a possible same-day check-out, which may affect the preparation time of the property.

Extended opening of the swimming pool

This service allows the pool to remain accessible beyond the standard closing date set in the facility’s seasonal calendar.

Price per service: 165.00 €

Normally, the use of the pool is allowed until a specific date of the year, established according to weather conditions, scheduled maintenance, and the facility’s operational standards. With the Extended Opening option, guests can request to extend the use of the pool beyond the closing date set in the seasonal calendar.

The service includes:

  • Keeping the pool systems operational beyond the official season end date.
  • Any additional maintenance work required to ensure full efficiency and safety during the extended period.

Activation of the service is subject to a technical assessment by the property management team, which must verify its feasibility based on weather conditions and the condition of the facility.

Early opening of the pool NEW

This service allows guests to use the pool before the official seasonal opening date set by the property.


Price per service: 165.00 €

Normally, the pool is available starting from a specific date each year, established based on weather conditions, scheduled maintenance, and the operational standards of the property. With the Early Opening option, guests can request that the pool be prepared and opened earlier in the calendar year than usual.

The service includes:

  • Early preparation and activation of the pool systems.
  • Any additional maintenance required to ensure full functionality and safety.

The service is subject to a technical assessment by the property management, which must verify feasibility based on weather conditions and the status of the property.

Grocery & Pantry Service

First shopping service

This service is designed to make the guests’ experience even more comfortable, providing them with a supply of food and essential items for their stay. It spares guests from having to stop (perhaps after a long journey) to do grocery shopping before arriving at the property.

The service assigns a staff member who will contact the guest directly to collect a personalized shopping list and take care of the purchase.

Price per service: 71.00 €

The requested products will be delivered and arranged in the villa before check-in, so that everything is ready upon arrival.

The cost of the purchased products is not included and must be paid separately at check-in

Other / Miscellaneous

Firewood

This service provides firewood for the property’s fireplace, intended for guests who wish to use it during their stay.

Price per piece: 23.00 €

The cost of the service includes:

  • Delivery of 100 kg of dry, ready-to-use firewood to the property.

The service does not include fire ignition or fireplace maintenance.

Baby Amenities

Additional baby cot

This service provides an additional crib beyond the one already available at the property, for guests traveling with infants who need a safe and comfortable place for the baby to sleep.


Price per piece: 90.00 €

The service includes:

  • Delivery of a clean, assembled crib complete with bedding.

The crib provided is a travel cot for infants.

Please note: Renting the additional crib does not automatically guarantee the use of the crib already included in the rental price, for which it is still necessary to request and obtain confirmation from the Emma Villas concierge.
