Description:

RECEPTIVE STRUCTURE. Villa La Rassinata is a spacious residence, dating back to the 16th century, set high in the wooded hills between Tuscany and Umbria. Surrounded by greenery and views across the Arezzo hills, the villa combines historic character with modern comfort. Spanning three floors, the carefully designed and furnished interiors encompass six air-conditioned bedrooms, living rooms and a large kitchen with access to an outdoor dining and lounge area. Surrounded by tall trees and lawns, the panoramic pool is set away from the villa and fringed with a pool house with minibar. The garden is planted with roses, hydrangeas and aromatic herbs, while a ping-pong table and barbecue area offer additional ways to relax outdoors together. The caretakers live in the annex adjacent to the villa, with completely independent access, and will not interfere with the use of the park and swimming pool but will remain at the complete disposal of guests.

Interior:

The villa is arranged over three floors, connected by an internal staircase. GROUND FLOOR – Entrance into tv room and open-plan living area; kitchen with dining area and access to the pergola; sitting room with fireplace; guest bathroom; laundry room (external access). FIRST FLOOR – Sitting room with kitchenette; two double bedrooms; one twin bedroom; Two bathrooms with shower. SECOND FLOOR – One double bedroom with private bathroom with shower; two double bedrooms; two additional bathrooms with shower. Only the fireplace on the ground floor is functional; all others are ornamental.

Park:

The villa is set within approximately six hectares of private grounds at 730 m above sea level, surrounded by woodland, lawns and flower borders. The garden is arranged across terraced levels and includes roses, hydrangeas and aromatic plants. A pergola shades the outdoor dining area, equipped with a gas barbecue and seating for guests. Additional tables and a rocking chair are placed in the garden for relaxation. Two uncovered parking spaces are located in front of the villa, with a separate parking area for three more cars. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool is located 150 m from the villa and reached by a path and seven stone steps. It sits on a terraced level with panoramic views. Rectangular; 9 x 5 m; constant depth 1.40 m; PVC lining; salt purification; internal lighting; metal ladder for access. The pool is partially fenced and can be heated on request with a heat pump. The surrounding stone terrace is furnished with sunbeds, umbrellas, and a solar shower. A wooden pool house with minibar, a shaded table, and a ping-pong table are located on the upper level. The path is illuminated. The pool is open from the last Saturday in April to the first Saturday in October.

Late Check-in

The Late Check-in service allows guests to arrive at the property after the standard check-in time. It is designed for those arriving late due to unforeseen flight, transfer, or other inconveniences.

Check-in time, as per booking conditions, is from 4:00 PM to 7:00 PM. Arrivals after 8:00 PM but no later than midnight on the day of arrival will incur a surcharge for the welcome service. Extended opening of the swimming pool

This service allows the pool to remain accessible beyond the standard closing date set in the facility’s seasonal calendar.

Price per service: 127.00 €

Normally, the use of the pool is allowed until a specific date of the year, established according to weather conditions, scheduled maintenance, and the facility’s operational standards. With the Extended Opening option, guests can request to extend the use of the pool beyond the closing date set in the seasonal calendar.

The service includes:

  • Keeping the pool systems operational beyond the official season end date.
  • Any additional maintenance work required to ensure full efficiency and safety during the extended period.

Activation of the service is subject to a technical assessment by the property management team, which must verify its feasibility based on weather conditions and the condition of the facility.

Early opening of the pool NEW

This service allows guests to use the pool before the official seasonal opening date set by the property.


Price per service: 127.00 €

Normally, the pool is available starting from a specific date each year, established based on weather conditions, scheduled maintenance, and the operational standards of the property. With the Early Opening option, guests can request that the pool be prepared and opened earlier in the calendar year than usual.

The service includes:

Grocery & Pantry Service

First shopping service

This service is designed to make the guests’ experience even more comfortable, providing them with a supply of food and essential items for their stay. It spares guests from having to stop (perhaps after a long journey) to do grocery shopping before arriving at the property.

The service assigns a staff member who will contact the guest directly to collect a personalized shopping list and take care of the purchase.

The requested products will be delivered and arranged in the villa before check-in, so that everything is ready upon arrival.

ZER0DEP COVER - by Emma Villas (Mandatory) 99€ each reservation This guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is a coverage which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are covered in case of any damage to the property caused by you or members of your group/family during your stay (up to the maximum limit of 1,500 euros);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater toughtlessly.

Chef & waiter at disposal - Half Board

A dedicated private chef who will take care of preparing breakfast and, at your choice, lunch or dinner. Each menu is fully customised and crafted down to the smallest detail, taking into account your preferences, any allergies, seasonal ingredients, and high-quality local products.

NOTES:

The chef and staff are usually required to be accommodated within the villa. If accommodation is not provided inside the villa, an additional cost may apply, depending on the need or possible travel expenses.

Extra cleaning

Tidying up rooms and bathrooms

The room and bathroom refresh service includes an intervention aimed at restoring order, cleanliness, freshness, and comfort to the spaces.

This service does not include deep cleaning, but it ensures a tidy, welcoming, and functional environment for guests throughout their stay.

The activities include airing the rooms, reorganizing the spaces, making the beds, replenishing used linens, and performing a general check of the room and bathrooms.

The replacement of the full linen set is not included.

The tidying of common areas is not included.


Full Cleaning

The full cleaning service of the property involves a thorough intervention aimed at ensuring hygiene and order in all areas, without including linen replacement.

The activities include:

  • Cleaning of floors, surfaces, furniture, and fixtures.
  • Sanitization of bathrooms and kitchens, including toilets, countertops, and appliances.

  • General inspection of the condition of the spaces and attention to small details to ensure a neat and well-maintained appearance.

This service, which does not include linen changes, ensures that the spaces are thoroughly clean and ready for use.

Linen & Textiles

Additional pool towels

This service includes the provision of a minimum set of two additional towels intended for use at the pool or in outdoor relaxation areas. It is designed for guests who require extra towels during their stay, for families or large groups, or for extended stays.

The service includes:

  • Provision of clean pool towels, ready for use.
  • Availability of fresh towels whenever needed, without having to reuse those already used.

The service does not include the collection or laundering of previously used towels, but it ensures comfort and convenience throughout the guests’ stay.

Additional bed and bathroom linen

This service provides additional bed and bath linen, in addition to what is already included according to the booking conditions.


Price per piece: 20.00 €

The service includes:

  • Provision of extra sheets, pillowcases, and blankets for the beds.
  • Provision of additional towels, bath mats, and bath linens.

The service does not include bed-making or the cleaning of used linen, but it ensures that guests always have fresh and sufficient linen available according to their needs.

Time & Access Management

Late Check-in

The Late Check-in service allows guests to arrive at the property after the standard check-in time. It is designed for those arriving late due to unforeseen flight, transfer, or other inconveniences.

Price per service: 70.00 €

Check-in time, as per booking conditions, is from 4:00 PM to 7:00 PM. Arrivals after 8:00 PM but no later than midnight on the day of arrival will incur a surcharge for the welcome service. Early Check-out

Price per service: 70.00 €

Extended opening of the swimming pool

This service allows the pool to remain accessible beyond the standard closing date set in the facility’s seasonal calendar.

Price per service: 127.00 €

Normally, the use of the pool is allowed until a specific date of the year, established according to weather conditions, scheduled maintenance, and the facility’s operational standards. With the Extended Opening option, guests can request to extend the use of the pool beyond the closing date set in the seasonal calendar.

The service includes:

  • Keeping the pool systems operational beyond the official season end date.
  • Any additional maintenance work required to ensure full efficiency and safety during the extended period.

Activation of the service is subject to a technical assessment by the property management team, which must verify its feasibility based on weather conditions and the condition of the facility.

Early opening of the pool NEW

This service allows guests to use the pool before the official seasonal opening date set by the property.


Price per service: 127.00 €

Normally, the pool is available starting from a specific date each year, established based on weather conditions, scheduled maintenance, and the operational standards of the property. With the Early Opening option, guests can request that the pool be prepared and opened earlier in the calendar year than usual.

The service includes:

  • Early preparation and activation of the pool systems.
  • Any additional maintenance required to ensure full functionality and safety.

The service is subject to a technical assessment by the property management, which must verify feasibility based on weather conditions and the status of the property.

Grocery & Pantry Service

First shopping service

This service is designed to make the guests’ experience even more comfortable, providing them with a supply of food and essential items for their stay. It spares guests from having to stop (perhaps after a long journey) to do grocery shopping before arriving at the property.

The service assigns a staff member who will contact the guest directly to collect a personalized shopping list and take care of the purchase.

Price per service: 71.00 €

The requested products will be delivered and arranged in the villa before check-in, so that everything is ready upon arrival.

The cost of the purchased products is not included and must be paid separately at check-in

Other / Miscellaneous

Firewood

This service provides firewood for the property’s fireplace, intended for guests who wish to use it during their stay.

Price per piece: 23.00 €

The cost of the service includes:

  • Delivery of 100 kg of dry, ready-to-use firewood to the property.

The service does not include fire ignition or fireplace maintenance.

Baby Amenities

Additional baby cot

This service provides an additional crib beyond the one already available at the property, for guests traveling with infants who need a safe and comfortable place for the baby to sleep.


Price per piece: 90.00 €

The service includes:

  • Delivery of a clean, assembled crib complete with bedding.

The crib provided is a travel cot for infants.

Please note: Renting the additional crib does not automatically guarantee the use of the crib already included in the rental price, for which it is still necessary to request and obtain confirmation from the Emma Villas concierge.
