PRIVATE STRUCTURE Villa Montefalconi is located in the territory of Peccioli, a Tuscan town that has distinguished itself in recent years for its very important tourist development. The villa is an old farmhouse that has been completely renovated yet retains the charm of a country house, surrounded by unspoilt nature and the tranquillity of the most authentic Tuscany. Indoors as well, the atmosphere is that of a typical Tuscan farmhouse with its most characteristic elements such as the built-in kitchen, terracotta floors, exposed wooden-beamed ceilings, a large living room interspersed with arches and a stone fireplace. The furnishings are refined, with attention to detail, recalling the classic Tuscan style which, with the pastel colours of the walls, create a warm and welcoming atmosphere. The villa is surrounded by a large garden, with a swimming pool, where you can spend time immersed in the quiet of the surrounding countryside and live moments of conviviality thanks to the various areas equipped with sofas or the outdoor dining area. The location and the atmosphere of Villa Montefalconi will be the ideal ingredients for spending peaceful and relaxing holidays immersed in the green Tuscan countryside but, at the same time, it can be transformed into a strategic departure point for visiting the most beautiful towns of historical, cultural and eno-gastronomic interest in Tuscany, such as Volterra, San Gimignano, Siena, Chianti and many more.

Interior:

Villa Montefalconi has two floors for a total area of about 550 sq m. On the ground floor there is the built-in kitchen with access through a French window to the garden, the large living room with stone fireplace, dining area, sofa areas with TV corner and a billiard table. The living room has direct access to the garden through French windows. The ground floor is completed by a bathroom with shower. At the entrance a stone staircase leads up to the first floor, consisting of a sitting room with fireplace (ornamental) and the sleeping area with a double bedroom, a single bedroom with queen size bed, three twin bedrooms with joinable beds, a bathroom with shower, a bathroom with shower and tub and a double bedroom with ensuite bathroom with shower.

Park:

The completely-fenced park around the villa extends over an area of about 2000 sq m. Once past the first access gate, 300 m of unpaved but well-maintained road lead to the second gate and then on to the uncovered parking area inside the property. The entire garden is covered with lawn and enriched by a varied vegetation such as oaks, cypresses, firs and tall trees that partially delimit the perimeter, thus ensuring privacy for guests. From the parking area, a gravel path crosses the garden to reach the swimming pool area, bordered by stone walls embellished with pots of flowers or herbs, mainly rosemary. The entrance door is framed by beautiful climbing jasmine. In front of the kitchen is an outdoor outdoor living area with a built-in barbecue and, adjacent to it, a covered dining area and a wood-burning oven. Inside the garden, near the outdoor dining area, is a ping pong table. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The completely-fenced swimming pool area is located in the far part of the garden, just a few metres from the villa and is reached across the lawn. Rectangular and measuring 10 x 5 m with the depth varying from 1.20 to 1.40 m, it has chlorine purification and a ladder for access to the water. The solarium area in terracotta measures about 150 sq m and is equipped with lighting, sunbeds, umbrellas and a shower to offer maximum comfort to guests. The swimming pool is open from the last Saturday in April until the first Saturday in October.

Villa Montefalconi is located in Montelopio, a district of the town of Peccioli, in the centre of the Val d'Era, a rural area of Tuscany that goes from Pontedera to Volterra and which takes its name from the river Era that flows at the foot of the hills. In this area of authentic Tuscany there are beautiful borghi that make up the Unione Parco Alta Val d'Era such as Peccioli, Palaia, Chianni, Lajatico and Terricciola, all of which have remained unchanged in their structure and each with its own peculiarities that are well worth exploring. The liveliest centre is Peccioli, also defined as an open-air museum for the different artistic forms in the streets and squares, a town with all services and a wide cultural offering thanks to the four museums located there and the amphitheatre which, in the month of July, offers various theatre performances and concerts. Around Peccioli are several small hamlets, including Ghizzano, which has become famous in recent years for its colourful Via di Mezzo, where you can admire a row of terraced houses with multicoloured façades. Not to forget Lajatico, birthplace of the famous tenor Andrea Bocelli, where every year, in July, he holds a concert in the Teatro del Silenzio. The strong point of this territory is certainly the food and wine, ranging from Chianti DOCG wine to extra virgin olive oil, truffles, cheeses and cured meats, all produced by local farms that offer the possibility of visits and tastings. The villa was beautiful, we had a very warm welcome from the owner on arrival, bedrooms with air conditioning were very comfortable, the pool was a great size and good depth (1m to 1.40) for young kids, plenty of sunbeds and good size umbrellas for shade. The kitchen was well equipped for all our self catering needs.

The villa was beautiful, we had a very warm welcome from the owner on arrival, bedrooms with air conditioning were very comfortable, the pool was a great size and good depth (1m to 1.40) for young kids, plenty of sunbeds and good size umbrellas for shade. The kitchen was well equipped for all our self catering needs.

Zer0Dep stands for "Zero deposit"; it is a coverage which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are covered in case of any damage to the property caused by you or members of your group/family during your stay (up to the maximum limit of 1,500 euros);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;

The service does not include bed-making or the cleaning of used linen, but it ensures that guests always have fresh and sufficient linen available according to their needs.
