Podere Capanne is located within the Tenuta Mocajo, an old farm estate in the Val di Cecina and a true oasis of tranquillity and peace set in the green hills of Tuscany but not far from the sea. Once past the gate you enter the estate and your frenetic everyday life will become just a memory because you will be immediately immersed in the peace and nature of this place. Five kilometres past the entrance gate, in the centre of Tenuta Mocajo, is the 17th century manor house that has been elegantly restored and transformed into a hotel with restaurant. Continuing along another four kilometres of ecological tarmac road through the woods you come to Podere Capanne, one of the farmhouses that once belonged to workers living on the estate. Today the property has been renovated to provide it with modern comforts, while maintaining the antique flavour of rural homes. The terracotta floors, the wood and stone finishes, the arched openings and the built-in kitchen as well as the furnishings of simple and comfortable elegance are typical elements that are well suited to the rural context in which the property is located . Interior:

Podere Capanne develops entirely on the first floor. Going up the terracotta stairs, you access the property by entering the living room connected, through an arched opening, to the dining room and the built-in kitchen. Following is a double bedroom with ensuite bathroom with shower, another double bedroom and a twin bedroom with joinable beds and a further bathroom with shower. The floor is completed by the laundry room. The ground floor is not available to guests.

Park:

The garden around the property extends over 1550 sqm, is illuminated with ground lights and is entirely fenced. Once past the entrance gate you come to the parking area in the gravelled part surrounding the podere, a part delimited by a further fence and double wooden gate, both of which give access to the part of the garden with a well-kept lawn. The perimeter of the garden is framed by varied vegetation, with elegant cypresses, sections of hedge, laurel, arbutus and oleander. In the part of the lawn at the side of the podere is the outdoor dining area, set under a wooden structure with lighting just a few steps from the house, with table and chairs and a cosy sitting area, the ideal place for dining outdoors in good company and enjoying the tranquillity of the area. Near the outdoor dining area is a stone barbecue. The garden ends with a hilly wooded area, where the vegetation is typical Mediterranean scrub. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is located in the area of the garden at the side of the house and can be reached across the lawn. The rectangular pool, measuring 10 x 5m with a constant depth of 1.5m, is lined in PVC and has salt purification and double ladder for access to the water. All around the pool is the sunbathing area, partly terracotta and partly lawn, equipped with sunbeds and two umbrellas. Also in the pool area is an outdoor, cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.

Location and distances


Podere Capanne is located in Casino di Terra, a small hamlet of the Val di Cecina, where you can find basic necessities while for all other services the closest centre is Ponteginori, ten minutes from the property. About 20 minutes away is Cecina, the most important place in terms of size and services, where you will find a wide range of services, public transport, and shops of all kinds. Val di Cecina is a very rich territory from both a naturalistic point of view, with views of the hills and countryside, and a historical-cultural point of view, with attractive borghi to visit such as La Sassa and Querceto, which have kept intact their medieval structure and from where you can enjoy a splendid panorama that stretches to the coast. Very interesting is Montecatini Val di Cecina, a place with a subsoil rich in minerals, which has affected copper mining since Etruscan times. Today the mine is still present, located just outside the town and now a museum testifying to the mining history of this area. The heart of the Val di Cecina is the town of Volterra, which dominates it from the top of its balze, a phenomenon of soil erosion. Volterra has very ancient origins and maintains unchanged its three historical faces: Etruscan, of which we admire Porta dell'Arco and Porta Diana, Roman, as clearly evidenced by the theatre, and Medieval, seen in Piazza dei Priori and the palace of the same name, the numerous tower houses and the Cathedral. The sea is about twenty minutes away, in Marina di Cecina, where there are mainly sandy beaches, with bathing establishments suitable for families and for those who just want to relax in peace.

We had a wonderful time and enjoyed the house very much! Everything you could possibly need was available. Very nice terrace in the garden and a great pool. Very privately located. The best house we have ever rented! The welcome was also very warm! We received a number of very nice restaurants from the hostess located within 20-30 minutes from the house so quite convenient. Highly recommended holiday home!

Valeria couldn’t have been more helpful. Our flight was delayed by two hours, passport control took a long time as did hiring the pre-booked car, therefore we were much later arriving at the property than we had hoped. Valeria was wonderful and patient and really made us feel very welcome. The service and communication throughout our stay was superb. Thank you.

Interior:
Podere Capanne develops entirely on the first floor. Going up the terracotta stairs, you access the property by entering the living room connected, through an arched opening, to the dining room and the built-in kitchen. Following is a double bedroom with ensuite bathroom with shower, another double bedroom and a twin bedroom with joinable beds and a further bathroom with shower. The floor is completed by the laundry room. The ground floor is not available to guests.

Park:
The garden around the property extends over 1550 sqm, is illuminated with ground lights and is entirely fenced. Once past the entrance gate you come to the parking area in the gravelled part surrounding the podere, a part delimited by a further fence and double wooden gate, both of which give access to the part of the garden with a well-kept lawn. The perimeter of the garden is framed by varied vegetation, with elegant cypresses, sections of hedge, laurel, arbutus and oleander. In the part of the lawn at the side of the podere is the outdoor dining area, set under a wooden structure with lighting just a few steps from the house, with table and chairs and a cosy sitting area, the ideal place for dining outdoors in good company and enjoying the tranquillity of the area. Near the outdoor dining area is a stone barbecue. The garden ends with a hilly wooded area, where the vegetation is typical Mediterranean scrub. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The swimming pool is located in the area of the garden at the side of the house and can be reached across the lawn. The rectangular pool, measuring 10 x 5m with a constant depth of 1.5m, is lined in PVC and has salt purification and double ladder for access to the water. All around the pool is the sunbathing area, partly terracotta and partly lawn, equipped with sunbeds and two umbrellas. Also in the pool area is an outdoor, cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.

Location and distances

Podere Capanne is located in Casino di Terra, a small hamlet of the Val di Cecina, where you can find basic necessities while for all other services the closest centre is Ponteginori, ten minutes from the property. About 20 minutes away is Cecina, the most important place in terms of size and services, where you will find a wide range of services, public transport, and shops of all kinds. Val di Cecina is a very rich territory from both a naturalistic point of view, with views of the hills and countryside, and a historical-cultural point of view, with attractive borghi to visit such as La Sassa and Querceto, which have kept intact their medieval structure and from where you can enjoy a splendid panorama that stretches to the coast. Very interesting is Montecatini Val di Cecina, a place with a subsoil rich in minerals, which has affected copper mining since Etruscan times. Today the mine is still present, located just outside the town and now a museum testifying to the mining history of this area. The heart of the Val di Cecina is the town of Volterra, which dominates it from the top of its balze, a phenomenon of soil erosion. Volterra has very ancient origins and maintains unchanged its three historical faces: Etruscan, of which we admire Porta dell'Arco and Porta Diana, Roman, as clearly evidenced by the theatre, and Medieval, seen in Piazza dei Priori and the palace of the same name, the numerous tower houses and the Cathedral. The sea is about twenty minutes away, in Marina di Cecina, where there are mainly sandy beaches, with bathing establishments suitable for families and for those who just want to relax in peace.

We had a wonderful time and enjoyed the house very much! Everything you could possibly need was available. Very nice terrace in the garden and a great pool. Very privately located. The best house we have ever rented! The welcome was also very warm! We received a number of very nice restaurants from the hostess located within 20-30 minutes from the house so quite convenient. Highly recommended holiday home!

Valeria couldn’t have been more helpful. Our flight was delayed by two hours, passport control took a long time as did hiring the pre-booked car, therefore we were much later arriving at the property than we had hoped. Valeria was wonderful and patient and really made us feel very welcome. The service and communication throughout our stay was superb. Thank you.
