Description:

RECEPTIVE STRUCTURE. Podere Sant’Eugenio is a spacious country villa situated in the Val di Merse, near the medieval village of Chiusdino. Set in a scenic position, the property is surrounded by wooded hills and a landscaped garden. Comprising a main house and a separate annex, the villa has ample space inside and out for up to fourteen guests (in the full verison). Furnished in keeping with traditional Tuscan style, with sandstone exteriors, terracotta flooring and antique furniture, there are seven comfortable bedrooms, all with ensuite bathrooms, decorated in soft tones, while the main living area includes a large open-plan lounge, kitchen and a veranda. Outside, a shaded gazebo provides a scenic spot for outdoor dining, with views over the lawned garden planted with olive trees, cypresses and Mediterranean shrubs. In the centre of the garden, a large, gated pool area makes this a particularly appealing choice for families with young children. Please note: in an annex adjacent to the house live the caretakers, who discreetly take care of the maintenance of the park and the swimming pool and are available for any guests’ needs.

Interior:

The property consists of the main house and an annex, with a total interior surface of about 430 sq m. MAIN HOUSE – GROUND FLOOR: entrance from the side of the house near the parking area; living room with fireplace and dining area overlooking the garden; kitchen; two guest bathrooms, one suitable for disabled guests; veranda with access to the outdoor dining area. MAIN HOUSE – FIRST FLOOR: accessed via a stone staircase from the entrance; Four double bedrooms (one with divisible bed) and one twin bedroom with joinable beds, all with ensuite bathroom with shower. ANNEX: located about 20 m from the main house and divided into two apartments, each with a private entrance. Each apartment has a ground floor with open-plan living room and kitchenette, and a first floor with one double bedroom and one bathroom with shower.

Park:

The villa is surrounded by about 3000 sqm of fenced, landscaped grounds, naturally bordered by hedges and a dense vegetation of tall trees which separate it from the vast wooded area and arable land that make up the whole property. A large flat lawn is situated on the other side of the villa from the main entrance. At its heart is the gated outdoor pool. A terracotta-paved terrace between the house and the lawn is set up with a shaded gazebo for outdoor dining. Nearby, additional tables and chairs provide a space for reading or relaxing. A stone-built barbecue is located near the house. A short unpaved driveway leads from the entrance gate to the parking area in front of the house. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is located in the centre of the lawn, a few metres from the house and annex; irregular in shape with one infinity edge; it measures 12 x 6 m with a constant depth of 1.40 m; it is lined in PVC and edged in terracotta; access to the water is via large internal steps; purified with chlorine and lit at night. The fenced-in terracotta pool terrace is bordered by lawn, hedges and low stone walls; it is equipped with sunbeds, umbrellas and a cold-water shower. The pool isopen from the last Saturday in April until the first Saturday in October.

Podere Sant'Eugenio more than met our expectations. The villa and grounds were all beautiful. The rooms were actually a bit larger than I expected. We felt like we were staying on a movie set it was all so picture perfect. The villa and the grounds were all kept sparking clean by Larisa the caretaker. She really made the trip special. She is not intrusive at all, but always makes sure that all of your needs are met. She is happy to give suggestions about the local area. Whenever we neede

Additional pool towels

This service includes the provision of a minimum set of two additional towels intended for use at the pool or in outdoor relaxation areas. It is designed for guests who require extra towels during their stay, for families or large groups, or for extended stays.

Extended opening of the swimming pool

This service allows the pool to remain accessible beyond the standard closing date set in the facility’s seasonal calendar.

Price per service: 190.00 €

Normally, the use of the pool is allowed until a specific date of the year, established according to weather conditions, scheduled maintenance, and the facility’s operational standards. With the Extended Opening option, guests can request to extend the use of the pool beyond the closing date set in the seasonal calendar.

The service includes:

  • Keeping the pool systems operational beyond the official season end date.
  • Any additional maintenance work required to ensure full efficiency and safety during the extended period.

Activation of the service is subject to a technical assessment by the property management team, which must verify its feasibility based on weather conditions and the condition of the facility.

Early opening of the pool NEW

This service allows guests to use the pool before the official seasonal opening date set by the property.


Price per service: 190.00 €

Normally, the pool is available starting from a specific date each year, established based on weather conditions, scheduled maintenance, and the operational standards of the property. With the Early Opening option, guests can request that the pool be prepared and opened earlier in the calendar year than usual.

Grocery & Pantry Service

First shopping service

This service is designed to make the guests’ experience even more comfortable, providing them with a supply of food and essential items for their stay. It spares guests from having to stop (perhaps after a long journey) to do grocery shopping before arriving at the property.

The service assigns a staff member who will contact the guest directly to collect a personalized shopping list and take care of the purchase.

The requested products will be delivered and arranged in the villa before check-in, so that everything is ready upon arrival.

The cost of the purchased products is not included and must be paid separately at check-in

Firewood

This service provides firewood for the property’s fireplace, intended for guests who wish to use it during their stay.

Description:

RECEPTIVE STRUCTURE. Podere Sant’Eugenio is a spacious country villa situated in the Val di Merse, near the medieval village of Chiusdino. Set in a scenic position, the property is surrounded by wooded hills and a landscaped garden. Comprising a main house and a separate annex, the villa has ample space inside and out for up to fourteen guests (in the full verison). Furnished in keeping with traditional Tuscan style, with sandstone exteriors, terracotta flooring and antique furniture, there are seven comfortable bedrooms, all with ensuite bathrooms, decorated in soft tones, while the main living area includes a large open-plan lounge, kitchen and a veranda. Outside, a shaded gazebo provides a scenic spot for outdoor dining, with views over the lawned garden planted with olive trees, cypresses and Mediterranean shrubs. In the centre of the garden, a large, gated pool area makes this a particularly appealing choice for families with young children. Please note: in an annex adjacent to the house live the caretakers, who discreetly take care of the maintenance of the park and the swimming pool and are available for any guests’ needs.

Interior:

The property consists of the main house and an annex, with a total interior surface of about 430 sq m. MAIN HOUSE – GROUND FLOOR: entrance from the side of the house near the parking area; living room with fireplace and dining area overlooking the garden; kitchen; two guest bathrooms, one suitable for disabled guests; veranda with access to the outdoor dining area. MAIN HOUSE – FIRST FLOOR: accessed via a stone staircase from the entrance; Four double bedrooms (one with divisible bed) and one twin bedroom with joinable beds, all with ensuite bathroom with shower. ANNEX: located about 20 m from the main house and divided into two apartments, each with a private entrance. Each apartment has a ground floor with open-plan living room and kitchenette, and a first floor with one double bedroom and one bathroom with shower.

Park:

The villa is surrounded by about 3000 sqm of fenced, landscaped grounds, naturally bordered by hedges and a dense vegetation of tall trees which separate it from the vast wooded area and arable land that make up the whole property. A large flat lawn is situated on the other side of the villa from the main entrance. At its heart is the gated outdoor pool. A terracotta-paved terrace between the house and the lawn is set up with a shaded gazebo for outdoor dining. Nearby, additional tables and chairs provide a space for reading or relaxing. A stone-built barbecue is located near the house. A short unpaved driveway leads from the entrance gate to the parking area in front of the house. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool is located in the centre of the lawn, a few metres from the house and annex; irregular in shape with one infinity edge; it measures 12 x 6 m with a constant depth of 1.40 m; it is lined in PVC and edged in terracotta; access to the water is via large internal steps; purified with chlorine and lit at night. The fenced-in terracotta pool terrace is bordered by lawn, hedges and low stone walls; it is equipped with sunbeds, umbrellas and a cold-water shower. The pool isopen from the last Saturday in April until the first Saturday in October.

Podere Sant'Eugenio more than met our expectations. The villa and grounds were all beautiful. The rooms were actually a bit larger than I expected. We felt like we were staying on a movie set it was all so picture perfect. The villa and the grounds were all kept sparking clean by Larisa the caretaker. She really made the trip special. The final booking price includes the Insurance Policy for Villa Stay Cancellation,
which reimburses you for the cancellation penalties, provided for in Emma Villas’ general terms and conditions, in the event of:
  • Sudden illness or accidental injury of you and/or the stay participants
  • Death or hospitalization of you and/or the stay participants
  • Hiring or dismissal by the employer of you and/or the stay participants
  • Court summons for you or the stay participants
The insurance will be valid for all participants whose names are registered in the appropriate form.

  • Healthcare for family members left at home;
  • Reimbursement of medical expenses;
  • Repeat Trip Guarantee that reimburses the unused portion without deductible in the case of medical return home or early return home.

ZER0DEP COVER - by Emma Villas (Mandatory) 99€ each reservation This guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is a coverage which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are covered in case of any damage to the property caused by you or members of your group/family during your stay (up to the maximum limit of 1,500 euros);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater toughtlessly.

Chef & waiter at disposal - Half Board

A dedicated private chef who will take care of preparing breakfast and, at your choice, lunch or dinner. Each menu is fully customised and crafted down to the smallest detail, taking into account your preferences, any allergies, seasonal ingredients, and high-quality local products.

THE PRICE INCLUDES:

Chef available for meal preparation, service (with a waiter for groups of more than 9 people), final kitchen cleaning, time spent shopping.

 

THE PRICE DOES NOT INCLUDE:

Ingredients and beverages. The chef will shop according to the client’s requests and will be reimbursed upon presentation of the receipt.

 

NOTES:

The chef and staff are usually required to be accommodated within the villa. If accommodation is not provided inside the villa, an additional cost may apply, depending on the need or possible travel expenses.

Extra cleaning

Tidying up rooms and bathrooms

The room and bathroom refresh service includes an intervention aimed at restoring order, cleanliness, freshness, and comfort to the spaces.

This service does not include deep cleaning, but it ensures a tidy, welcoming, and functional environment for guests throughout their stay.

Price per day: 270.00 €

The activities include airing the rooms, reorganizing the spaces, making the beds, replenishing used linens, and performing a general check of the room and bathrooms.

The replacement of the full linen set is not included.

The tidying of common areas is not included.


Full Cleaning

The full cleaning service of the property involves a thorough intervention aimed at ensuring hygiene and order in all areas, without including linen replacement.

Price per day: 532.00 €

The activities include:

  • Cleaning of floors, surfaces, furniture, and fixtures.
  • Sanitization of bathrooms and kitchens, including toilets, countertops, and appliances.
  • Complete dusting of furniture, shelves, and decorative elements.
  • General inspection of the condition of the spaces and attention to small details to ensure a neat and well-maintained appearance.

This service, which does not include linen changes, ensures that the spaces are thoroughly clean and ready for use.

Linen & Textiles

Additional pool towels

This service includes the provision of a minimum set of two additional towels intended for use at the pool or in outdoor relaxation areas. It is designed for guests who require extra towels during their stay, for families or large groups, or for extended stays.

Price per day: 13.00 €

The service includes:

  • Provision of clean pool towels, ready for use.
  • Availability of fresh towels whenever needed, without having to reuse those already used.

The service does not include the collection or laundering of previously used towels, but it ensures comfort and convenience throughout the guests’ stay.

Additional bed and bathroom linen

This service provides additional bed and bath linen, in addition to what is already included according to the booking conditions.


Price per piece: 20.00 €

The service includes:

  • Provision of extra sheets, pillowcases, and blankets for the beds.
  • Provision of additional towels, bath mats, and bath linens.

The service does not include bed-making or the cleaning of used linen, but it ensures that guests always have fresh and sufficient linen available according to their needs.

Time & Access Management

Extended opening of the swimming pool

This service allows the pool to remain accessible beyond the standard closing date set in the facility’s seasonal calendar.

Price per service: 190.00 €

Normally, the use of the pool is allowed until a specific date of the year, established according to weather conditions, scheduled maintenance, and the facility’s operational standards. With the Extended Opening option, guests can request to extend the use of the pool beyond the closing date set in the seasonal calendar.

The service includes:

  • Keeping the pool systems operational beyond the official season end date.
  • Any additional maintenance work required to ensure full efficiency and safety during the extended period.

Activation of the service is subject to a technical assessment by the property management team, which must verify its feasibility based on weather conditions and the condition of the facility.

Early opening of the pool NEW

This service allows guests to use the pool before the official seasonal opening date set by the property.


Price per service: 190.00 €

Normally, the pool is available starting from a specific date each year, established based on weather conditions, scheduled maintenance, and the operational standards of the property. With the Early Opening option, guests can request that the pool be prepared and opened earlier in the calendar year than usual.

The service includes:

  • Early preparation and activation of the pool systems.
  • Any additional maintenance required to ensure full functionality and safety.

The service is subject to a technical assessment by the property management, which must verify feasibility based on weather conditions and the status of the property.

Grocery & Pantry Service

First shopping service

This service is designed to make the guests’ experience even more comfortable, providing them with a supply of food and essential items for their stay. It spares guests from having to stop (perhaps after a long journey) to do grocery shopping before arriving at the property.

The service assigns a staff member who will contact the guest directly to collect a personalized shopping list and take care of the purchase.

Price per service: 71.00 €

The requested products will be delivered and arranged in the villa before check-in, so that everything is ready upon arrival.

The cost of the purchased products is not included and must be paid separately at check-in

Other / Miscellaneous

Firewood

This service provides firewood for the property’s fireplace, intended for guests who wish to use it during their stay.

Price per piece: 26.00 €

The cost of the service includes:

  • Delivery of 100 kg of dry, ready-to-use firewood to the property.

The service does not include fire ignition or fireplace maintenance.

Baby Amenities

Additional baby cot

This service provides an additional crib beyond the one already available at the property, for guests traveling with infants who need a safe and comfortable place for the baby to sleep.


Price per piece: 90.00 €

The service includes:

  • Delivery of a clean, assembled crib complete with bedding.

The crib provided is a travel cot for infants.

Please note: Renting the additional crib does not automatically guarantee the use of the crib already included in the rental price, for which it is still necessary to request and obtain confirmation from the Emma Villas concierge.
