Description:

PRIVATE STRUCTURE (lease only). Villa De Cerchi, rich in charm and history, is located in a tiny borgo not far from Rufina in a panoramic position over the Sieve valley and the neighbouring hills, surrounded by the unmistakable Tuscan landscape. The villa has ancient origins as it stands on the remains of the old castle of Acone, built in the 9th century and which then became the property of the De Cerchi family, from whom the villa takes its name, and who, as simple merchants went on to become one of the richest and most influential families of Florence. The coat of arms of the De Cerchi family, formed of "three rising circles", present in various points of the villa, recalls this rise to power. The villa was transformed into a modern home after the Second World War, using some of the materials recovered from the stone walls of the old castle, such as the tiling in front of the main entrance. The current owners have just finished making a few renovation works to equip the villa with modern comforts, such as the modern kitchen and the bathrooms without, however, changing the aspect of an elegant residence. The interiors, with floors ranging from terracotta to decorated tiles and parquet and with ceilings ranging from barrel-vaulted stone to dark wooden beams, are elegant and welcoming, with simple and refined antique furniture. Worthy of note is the small chapel, still consecrated, which belonged to the De Cerchi family, dating back to the 11th century, located in the rear part of the garden. Villa De Cerchi is an oasis of serenity thanks to its quiet location, where guests can enjoy a stay in complete privacy but, at the same time, be in a strategic place to easily reach the most renowned cities of Tuscany, such as Florence and Siena, the Chianti villages and much more.

Interior:

Villa De Cerchi has three floors covering a total area of about 300 sq m. The main entrance is located on the lower ground floor, at pool and garden level, and leads into a hallway connected on one side to a living room with Smart TV and fireplace (ornamental) and on the opposite side to an enchanting bedroom with a king size bed with ensuite bathroom with shower and double basin (no bidet). There is also a direct access to the garden through a French window. The bathroom also has direct access to the garden and pool area. From the entrance hall, stone stairs lead up to the ground floor with a living area divided into two rooms, the first with access to the outside, the second with Smart TV, both sharing the (ornamental) fireplace. Connected to the first living room is the dining room and the fully equipped kitchen (Miele and Bosch appliances) with granite counter top, central island and access to the terrace with the outdoor dining area. The floor is completed by a guest powder room with Miele washing machine and dryer. Continuing up the stairs to the first floor is the sleeping area consisting of a double bedroom with ensuite bathroom with shower (no bidet), a double bedroom with ensuite bathroom with shower, two double bedrooms, a double bedroom with ensuite bathroom with tub and a bathroom with shower. The ensuite bathrooms will be completely renovated during this winter season.

Park:

The completely-fenced garden surrounding the villa extends over two levels for about 2000 sqm. The first level, accessed from the iron entrance gate, enters the first, gravel-covered part of the garden at the ground floor of the villa, with an open-air parking area on one side and various terracotta vases with flowering plants on the other. All around is a hedge, olive trees and a few cypresses, ensuring maximum privacy. Also on this level is the main entrance, which, on one side, is tiled with the stones from the old castle and framed by two areas of lawn delimited by a low wall, and a terracotta-paved area set up with tables and chairs. Continuing on, you come to the lawn area, defined by a stone kerb, with the swimming pool, partly delimited by a well-kept hedge and with tall trees. Going beyond the lawn you come to a second gravel area full of shrubs, aromatic plants and a beautiful rose garden. From this area you go up the stone stairs and along a gravel driveway, bordered by a well-kept lawn, which ends with a hedge that opens up into an elegant arch and leads to a further stone staircase, to reach the upper level of the garden, the part around the ground floor of the villa. This part of the garden is almost completely made of stone, interrupted only by a portion of lawn and an elegant rose garden, which separate the two terraces. With access from the living room, is the rear terrace furnished with a coffee table and chairs where you can relax and enjoy the magnificent view of the surrounding hills, shaded by an elegant creeper which in spring is covered in beautiful flowers. In this part of the garden the stone walls of the villa are softened by creepers and all around are various terracotta vases and an elegant magnolia. Here you can find the ancient, still consacrated, chapel. On the other terrace, with views over the hills and communicating with the kitchen, is the outdoor dining area with barbecue, delimited by a parapet partly in stone and partly with iron railing. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The large pool area is located in a part of the garden located on the lower entrance level of the villa, set in the lawn and delimited partly by evergreen hedges and partly by the stone wall of the terrace embellished with flowering caper bushes. The pool is accessible from the lower ground floor of the villa or down the garden stone stairs from the terrace on ground floor. Rectangular and measuring 12 x 4 m with a constant depth of 1.65 m, the pool has chlorine purification, internal lighting and a ladder for access to the water. The Solarium area is extensively lawned and equipped with lighting, a gazebo, sunbeds and sofas to offer maximum comfort to guests. In the pool area is an outdoor shower and access to the bathroom located in the lower ground floor of the villa. The pool is open from the last Saturday in April until the first Saturday in October.

Villa De Cerchi is located a short distance from the town of Rufina, where it is possible to find a wide range of services, public transport with connections to Florence, supermarkets and other local shops as well as a few restaurants. Twenty minutes away is Pontassieve, located at the confluence of the Arno and Sieve rivers, surrounded by the typical landscapes of the Tuscan countryside, with hills covered with vineyards and olive groves, with old country churches, imposing castles and farms. It is a territory of ancient origins, inhabited since the times of the Etruscans and Romans. However, it was in medieval times that this town acquired importance and prestige, mainly due to its strategic position, which is why a fortress was built, called Castel Sant'Angelo, the original name of the borgo. In addition to the historical aspect, Pontassieve offers all types of services and numerous shops. The villa is also an excellent starting point for visiting Florence, one of the most beloved cities in the world where every year millions of people come from all over to admire its wonders. Florence is a city with a thousand faces: the well-known one of art which is best manifested in the palaces, churches, in the rooms of the splendid museums, and that of its food and wine tradition and typical products. In Florence, history can be felt in every corner of the city, the tradition of prestigious craftsmanship can be appreciated, all framed by the picturesque Tuscan countryside, with its fields, olive trees, vineyards and villas. From the villa, it is easy to reach other Tuscan destinations such as Siena, Chianti and the many small borghi rich in history and traditions that characterise Tuscany.

Villa De Cerchi, rich in charm and history, is located in a tiny borgo not far from Rufina in a panoramic position over the Sieve valley and the neighbouring hills, surrounded by the unmistakable Tuscan landscape. The villa has ancient origins as it stands on the remains of the old castle of Acone, built in the 9th century and which then became the property of the De Cerchi family, from whom the villa takes its name, and who, as simple merchants went on to become one of the richest and most influential families of Florence. The coat of arms of the De Cerchi family, formed of "three rising circles", present in various points of the villa, recalls this rise to power. The villa was transformed into a modern home after the Second World War, using some of the materials recovered from the stone walls of the old castle, such as the tiling in front of the main entrance. The current owners have just finished making a few renovation works to equip the villa with modern comforts, such as the modern kitchen and the bathrooms without, however, changing the aspect of an elegant residence. The interiors, with floors ranging from terracotta to decorated tiles and parquet and with ceilings ranging from barrel-vaulted stone to dark wooden beams, are elegant and welcoming, with simple and refined antique furniture. Worthy of note is the small chapel, still consecrated, which belonged to the De Cerchi family, dating back to the 11th century, located in the rear part of the garden. Villa De Cerchi is an oasis of serenity thanks to its quiet location, where guests can enjoy a stay in complete privacy but, at the same time, be in a strategic place to easily reach the most renowned cities of Tuscany, such as Florence and Siena, the Chianti villages and much more.

Interior:
Villa De Cerchi has three floors covering a total area of about 300 sq m. The main entrance is located on the lower ground floor, at pool and garden level, and leads into a hallway connected on one side to a living room with Smart TV and fireplace (ornamental) and on the opposite side to an enchanting bedroom with a king size bed with ensuite bathroom with shower and double basin (no bidet). There is also a direct access to the garden through a French window. The bathroom also has direct access to the garden and pool area. From the entrance hall, stone stairs lead up to the ground floor with a living area divided into two rooms, the first with access to the outside, the second with Smart TV, both sharing the (ornamental) fireplace. Connected to the first living room is the dining room and the fully equipped kitchen (Miele and Bosch appliances) with granite counter top, central island and access to the terrace with the outdoor dining area. The floor is completed by a guest powder room with Miele washing machine and dryer. Continuing up the stairs to the first floor is the sleeping area consisting of a double bedroom with ensuite bathroom with shower (no bidet), a double bedroom with ensuite bathroom with shower, two double bedrooms, a double bedroom with ensuite bathroom with tub and a bathroom with shower. The ensuite bathrooms will be completely renovated during this winter season.

Park:
The completely-fenced garden surrounding the villa extends over two levels for about 2000 sqm. The first level, accessed from the iron entrance gate, enters the first, gravel-covered part of the garden at the ground floor of the villa, with an open-air parking area on one side and various terracotta vases with flowering plants on the other. All around is a hedge, olive trees and a few cypresses, ensuring maximum privacy. Also on this level is the main entrance, which, on one side, is tiled with the stones from the old castle and framed by two areas of lawn delimited by a low wall, and a terracotta-paved area set up with tables and chairs. Continuing on, you come to the lawn area, defined by a stone kerb, with the swimming pool, partly delimited by a well-kept hedge and with tall trees. Going beyond the lawn you come to a second gravel area full of shrubs, aromatic plants and a beautiful rose garden. From this area you go up the stone stairs and along a gravel driveway, bordered by a well-kept lawn, which ends with a hedge that opens up into an elegant arch and leads to a further stone staircase, to reach the upper level of the garden, the part around the ground floor of the villa. This part of the garden is almost completely made of stone, interrupted only by a portion of lawn and an elegant rose garden, which separate the two terraces. With access from the living room, is the rear terrace furnished with a coffee table and chairs where you can relax and enjoy the magnificent view of the surrounding hills, shaded by an elegant creeper which in spring is covered in beautiful flowers. In this part of the garden the stone walls of the villa are softened by creepers and all around are various terracotta vases and an elegant magnolia. Here you can find the ancient, still consacrated, chapel. On the other terrace, with views over the hills and communicating with the kitchen, is the outdoor dining area with barbecue, delimited by a parapet partly in stone and partly with iron railing. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The large pool area is located in a part of the garden located on the lower entrance level of the villa, set in the lawn and delimited partly by evergreen hedges and partly by the stone wall of the terrace embellished with flowering caper bushes. The pool is accessible from the lower ground floor of the villa or down the garden stone stairs from the terrace on ground floor. Rectangular and measuring 12 x 4 m with a constant depth of 1.65 m, the pool has chlorine purification, internal lighting and a ladder for access to the water. The Solarium area is extensively lawned and equipped with lighting, a gazebo, sunbeds and sofas to offer maximum comfort to guests. In the pool area is an outdoor shower and access to the bathroom located in the lower ground floor of the villa. The pool is open from the last Saturday in April until the first Saturday in October.

Villa De Cerchi is located a short distance from the town of Rufina, where it is possible to find a wide range of services, public transport with connections to Florence, supermarkets and other local shops as well as a few restaurants. Twenty minutes away is Pontassieve, located at the confluence of the Arno and Sieve rivers, surrounded by the typical landscapes of the Tuscan countryside, with hills covered with vineyards and olive groves, with old country churches, imposing castles and farms. It is a territory of ancient origins, inhabited since the times of the Etruscans and Romans. However, it was in medieval times that this town acquired importance and prestige, mainly due to its strategic position, which is why a fortress was built, called Castel Sant'Angelo, the original name of the borgo. In addition to the historical aspect, Pontassieve offers all types of services and numerous shops. The villa is also an excellent starting point for visiting Florence, one of the most beloved cities in the world where every year millions of people come from all over to admire its wonders. Florence is a city with a thousand faces: the well-known one of art which is best manifested in the palaces, churches, in the rooms of the splendid museums, and that of its food and wine tradition and typical products. In Florence, history can be felt in every corner of the city, the tradition of prestigious craftsmanship can be appreciated, all framed by the picturesque Tuscan countryside, with its fields, olive trees, vineyards and villas. From the villa, it is easy to reach other Tuscan destinations such as Siena, Chianti and the many small borghi rich in history and traditions that characterise Tuscany.
