Interior:

The villa has two floors, the main entrance is located in the area in front of the garden, which includes the swimming pool and the outdoor living area. Entering, you proceed to the elegant living room with, on the right, the sitting area with large comfortable sofas, a TV area and a gas fireplace (used by request only for the winter months) while, on the left, is the large dining room adjoining the modern, fully-equipped kitchen, next to a guest bathroom, the laundry and a travertine internal staircase with LED lighting which leads up the first floor. The sleeping area composed of four double bedrooms, one single bedroom with queen size bed and three bathrooms, two of which are ensuite.

Park:

Villa Edoardo is surrounded by a beautiful garden, embellished with large lawn areas and bordered by hedges to protect your privacy, all bounded by vast expanses of cultivated meadows and olive groves that will frame your unforgettable holidays. In the large garden you will be greeted by an explosion of colourful flowers and a corner dedicated to aromatic plants, which you can use to create the typical dishes of Tuscan culinary tradition. On the portico in front of the entrance, facing the pool, is the area dedicated to the barbecue and to making pizzas in the antique wood oven. In front of the swimming pool is a shady living area with comfortable seating and large sofas, an outdoor kitchen and a bathroom with shower. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The swimming pool, located in front of the entrance to the property, is about 20 metres from the house and can be reached along a path across the lawn. Rectangular and measuring 5 x 15 m with a constant depth of 1.40 m, it is lined in light cream-coloured PVC and has Roman steps for access to the water and both internal and external lighting. The large solarium in travertine stone is equipped with comfortable sunbeds, umbrellas and small tables. The portico includes a large dining area, an outdoor kitchen and a bathroom with shower. A short distance away is an outdoor hot-water shower. The pool can be heated on request of the client with a surcharge. The pool is open from the last Saturday in April until the last Saturday in October.

Villa Edoardo is located on one of the hills surrounding Crespina, in the province of Pisa, from where you can enjoy an incredible view, surrounded by olive groves, vineyards and all the trees typical of Tuscany such as cypresses, chestnut trees, oaks and holm oaks. The strategic position of this villa allows you to reach the main art cities of Tuscany, Florence, Lucca, Pisa, or the borghi of San Miniato, Lajatico and Vinci, where the great Leonardo was born, as well as all the small borghi that surround the area. The area offers numerous opportunities for recreation: lovers of nature and sports can take advantage of the long hiking and mountain bike routes, or travel along stretches of the ancient Via Franchigena that used to accompany pilgrims to Rome. You can play golf at the Cosmopolitan of Tirrenia (18 holes), Montelupo (9 holes), 50 km away on the banks of the Arno, or at Castelfalfi, about 30 km away, with a 36-hole course (18 Lake and 18 Mountain). Wellness lovers can take advantage of the prestigious spa facilities in the surroundings. Those of Casciana Terme are just a few kilometres from the property. In Pontedera, about 20 km away, is the world-famous Piaggio Museum, with a vast collection of historic Vespas. The villa can be easily reached from both north and south, thanks to the Autostrada del Sole and the highway that connects Florence, Pisa and Livorno (FI-PI-LI), with the Lavoria exit, about 8 km from the property. The airports of the region are very close, the international airport of Pisa (30 km away) can be reached in 40 minutes, while that of Florence is about 70 km away.

Interior:
The villa has two floors, the main entrance is located in the area in front of the garden, which includes the swimming pool and the outdoor living area. Entering, you proceed to the elegant living room with, on the right, the sitting area with large comfortable sofas, a TV area and a gas fireplace (used by request only for the winter months) while, on the left, is the large dining room adjoining the modern, fully-equipped kitchen, next to a guest bathroom, the laundry and a travertine internal staircase with LED lighting which leads up the first floor. The sleeping area composed of four double bedrooms, one single bedroom with queen size bed and three bathrooms, two of which are ensuite.

Park:
Villa Edoardo is surrounded by a beautiful garden, embellished with large lawn areas and bordered by hedges to protect your privacy, all bounded by vast expanses of cultivated meadows and olive groves that will frame your unforgettable holidays. In the large garden you will be greeted by an explosion of colourful flowers and a corner dedicated to aromatic plants, which you can use to create the typical dishes of Tuscan culinary tradition. On the portico in front of the entrance, facing the pool, is the area dedicated to the barbecue and to making pizzas in the antique wood oven. In front of the swimming pool is a shady living area with comfortable seating and large sofas, an outdoor kitchen and a bathroom with shower. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:
The swimming pool, located in front of the entrance to the property, is about 20 metres from the house and can be reached along a path across the lawn. Rectangular and measuring 5 x 15 m with a constant depth of 1.40 m, it is lined in light cream-coloured PVC and has Roman steps for access to the water and both internal and external lighting. The large solarium in travertine stone is equipped with comfortable sunbeds, umbrellas and small tables. The portico includes a large dining area, an outdoor kitchen and a bathroom with shower. A short distance away is an outdoor hot-water shower. The pool can be heated on request of the client with a surcharge. The pool is open from the last Saturday in April until the last Saturday in October.

Location and distances

Villa Edoardo is located on one of the hills surrounding Crespina, in the province of Pisa, from where you can enjoy an incredible view, surrounded by olive groves, vineyards and all the trees typical of Tuscany such as cypresses, chestnut trees, oaks and holm oaks. The strategic position of this villa allows you to reach the main art cities of Tuscany, Florence, Lucca, Pisa, or the borghi of San Miniato, Lajatico and Vinci, where the great Leonardo was born, as well as all the small borghi that surround the area. The area offers numerous opportunities for recreation: lovers of nature and sports can take advantage of the long hiking and mountain bike routes, or travel along stretches of the ancient Via Franchigena that used to accompany pilgrims to Rome. You can play golf at the Cosmopolitan of Tirrenia (18 holes), Montelupo (9 holes), 50 km away on the banks of the Arno, or at Castelfalfi, about 30 km away, with a 36-hole course (18 Lake and 18 Mountain). Wellness lovers can take advantage of the prestigious spa facilities in the surroundings. Those of Casciana Terme are just a few kilometres from the property. In Pontedera, about 20 km away, is the world-famous Piaggio Museum, with a vast collection of historic Vespas. The villa can be easily reached from both north and south, thanks to the Autostrada del Sole and the highway that connects Florence, Pisa and Livorno (FI-PI-LI), with the Lavoria exit, about 8 km from the property. The airports of the region are very close, the international airport of Pisa (30 km away) can be reached in 40 minutes, while that of Florence is about 70 km away.
