PRIVATE STRUCTURE (lease only). Dimora Alessandra is a restored rural villa for four, with a private garden and pool, situated near Collazzone, a medieval borgo in the Umbrian hills. Once a staging post where postilions would rest and change horses, the villa has been fully renovated under the supervision of the Ministry of Cultural Heritage. Traditional elements such as antique stone walls, wooden-beamed ceilings, terracotta and parquet floors have been preserved, while the interiors have been modernised. Furnished in traditional country style, the open-plan ground floor features a kitchen and a living area with direct access to the portico and garden, while the two double bedrooms are located upstairs. Outside, the well-maintained garden includes a shaded dining area, lawns and a pool surrounded by greenery. The location is ideal for exploring central Umbria, with Perugia, Assisi and Todi all within easy reach.

Interior:

The villa is spread over two floors connected by internal staircase, with a total surface area of approximately 90 sq m. GROUND FLOOR – Open-plan living area with sofa, ornamental fireplace, dining area and kitchen; direct access to the portico and garden from French doors; bathroom with shower. FIRST FLOOR – Two double bedrooms sharing a bathroom with shower. The laundry room is located on the ground floor with access only from outside.

Park:

The villa is surrounded by approximately 3,500 sq m of level garden, partly enclosed by fencing and hedges. The garden includes lawns, flowering shrubs and tall trees typical of the region. A large portico beside the villa is furnished with a dining table, chairs, sofas, armchairs and a fixed barbecue. The main access gate opens onto a gravel driveway leading to two uncovered parking spaces. A separate pedestrian gate is located near the entrance to the house. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The pool lies just 3 m from the villa, on the same level; rectangular in shape, it measures 12 x 6 m with a depth ranging from 1.20 m to 1.60 m; lined in PVC with travertine border; access via metal ladder; chlorine purification; internal spotlights. The surrounding terracotta-paved pool terrace is equipped with sunbeds, deckchairs, umbrella and a cold-water shower. The pool is open from the last Saturday in April until the first Saturday in October.

The room and bathroom refresh service includes an intervention aimed at restoring order, cleanliness, freshness, and comfort to the spaces.

This service does not include deep cleaning, but it ensures a tidy, welcoming, and functional environment for guests throughout their stay.

The final booking price includes the Insurance Policy for Villa Stay Cancellation,
which reimburses you for the cancellation penalties, provided for in Emma Villas’ general terms and conditions, in the event of:
  • Sudden illness or accidental injury of you and/or the stay participants
  • Death or hospitalization of you and/or the stay participants
  • Hiring or dismissal by the employer of you and/or the stay participants
  • Court summons for you or the stay participants
The insurance will be valid for all participants whose names are registered in the appropriate form.

ZER0DEP COVER - by Emma Villas (Mandatory) 99€ each reservation This guarantee protects you and allows you to have a tranquil holiday. Zer0Dep stands for "Zero deposit"; it is a coverage which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are covered in case of any damage to the property caused by you or members of your group/family during your stay (up to the maximum limit of 1,500 euros);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater toughtlessly.

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:

Chef at disposal - Half Board

A dedicated private chef who will take care of preparing breakfast and, at your choice, lunch or dinner. Each menu is fully customised and crafted down to the smallest detail, taking into account your preferences, any allergies, seasonal ingredients, and high-quality local products.

THE PRICE INCLUDES:

Chef available for meal preparation, service (with a waiter for groups of more than 9 people), final kitchen cleaning, time spent shopping.

 

THE PRICE DOES NOT INCLUDE:

Ingredients and beverages. The chef will shop according to the client’s requests and will be reimbursed upon presentation of the receipt.

 

NOTES:

The chef and staff are usually required to be accommodated within the villa. If accommodation is not provided inside the villa, an additional cost may apply, depending on the need or possible travel expenses.

Extra cleaning

Tidying up rooms and bathrooms

The room and bathroom refresh service includes an intervention aimed at restoring order, cleanliness, freshness, and comfort to the spaces.

This service does not include deep cleaning, but it ensures a tidy, welcoming, and functional environment for guests throughout their stay.

Price per day: 140.00 €

The activities include airing the rooms, reorganizing the spaces, making the beds, replenishing used linens, and performing a general check of the room and bathrooms.

The replacement of the full linen set is not included.

The tidying of common areas is not included.


Full Cleaning

The full cleaning service of the property involves a thorough intervention aimed at ensuring hygiene and order in all areas, without including linen replacement.

The activities include:

  • Cleaning of floors, surfaces, furniture, and fixtures.
  • Sanitization of bathrooms and kitchens, including toilets, countertops, and appliances.
  • Complete dusting of furniture, shelves, and decorative elements.
  • General inspection of the condition of the spaces and attention to small details to ensure a neat and well-maintained appearance.

This service, which does not include linen changes, ensures that the spaces are thoroughly clean and ready for use.

Linen & Textiles

Additional bed and bathroom linen

This service provides additional bed and bath linen, in addition to what is already included according to the booking conditions.


Price per piece: 19.00 €

The service includes:

  • Provision of extra sheets, pillowcases, and blankets for the beds.
  • Provision of additional towels, bath mats, and bath linens.

The service does not include bed-making or the cleaning of used linen, but it ensures that guests always have fresh and sufficient linen available according to their needs.

Baby Amenities

This service provides an additional crib beyond the one already available at the property, for guests traveling with infants who need a safe and comfortable place for the baby to sleep.

The service includes:

  • Delivery of a clean, assembled crib complete with bedding.

The crib provided is a travel cot for infants.

Please note: Renting the additional crib does not automatically guarantee the use of the crib already included in the rental price, for which it is still necessary to request and obtain confirmation from the Emma Villas concierge.
