La Panoramica is set in the splendid Umbrian countryside, enlivened by expanses of cultivated fields and green hills and by picturesque medieval borghi that stand out on the horizon. An evocative rural painting in which this delightful farmhouse, far from the stress of daily life, fits harmoniously. It is located in Papiano, a few kilometres from Deruta, a town famous for its history and majolica. La Panoramica, in stone with thick walls softened by the light grey finishes of the fixtures that provide a Provençal touch to the typical Umbrian building, spreads over two floors. The interior is characterized by elegance and functionality with wooden-beamed ceilings and floors in terracotta and parquet. Thanks to the French windows in the brightly-lit living room, the house opens onto the beautifully manicured garden that surrounds it, in a succession of fragrant, colourful roses, lawn, tall trees with cozy living areas; on a lower terrace is the beautiful swimming pool for exclusive use. Enjoying an apéritif by the pool, or dining under the portico with the brick barbecue and wood oven just a few metres away, will undoubtedly be a unique and unforgettable experience. Finally, the excellent network of road connections allows for easy travel to visit the most important art centres of Umbria and Tuscany such as Perugia, Assisi, Gubbio, Montefalco, Spello, Todi, Città della Pieve and Cortona.

Interior:

La Panoramica has two floors, connected both inside and outside via an external staircase. On the ground floor, past the entrance door, is the heart of the house, a large living room with wooden ceiling beams and brick arches, furnished with a ornamental fireplace, sofas, armchairs, satellite TV and table football, connected to the dining room and fully-equipped kitchen with fireplace and to the large portico for outdoor dining. The floor is completed by a double bedroom (with divisible beds) with en-suite bathroom with shower and a laundry room with washing machine with entrance only from the outside. From the dining room a wooden staircase leads to the upper floor consisting of a sitting room with sofa and ornamental fireplace, with direct exit to the external stairs through French windows, and three double bedrooms (one with divisible beds) which share two bathrooms, one with tub and one with shower.

Park:

About 5000 sq m of fenced garden, sloping down towards the pool area, frame the house with a well-kept green lawn, enriched with many Mediterranean herbs, lavender, fruit trees and splendid fragrant roses of a thousand colours. Around La Panoramica are cosy areas equipped for relaxing and dining outdoors: the large portico with table, chairs, sofa and armchairs connected directly to the living area through French windows; a second area, located behind the house, equipped with a table, wood oven and brick barbecue, ideal places for alfresco meals. Past the automatic iron entrance gate is the parking area with one covered space and 4 uncovered spaces. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The beautiful panoramic swimming pool is located at a slightly lower level in a very secluded and quiet position. About 10 metres from the portico, it is reached across a stretch of lawn and then down a short flight of stone steps. The rectangular pool, lined in PVC with internal lighting and chlorine purification and equipped with a diving board, measures 14 x 6 m with the depth varying from 1,10 to 3,50 m. Access to the water is via a metal latter. The solarium, in teak (50 sq m) and lawn, is equipped with sunbeds and umbrella while various tall trees provide shade during the hottest hours The swimming pool is open from the last Saturday in April to the first Saturday in October.

We are just a few kilometres from Deruta, a little historical treasure, known throughout the world for the production of artistic ceramics. In fact, upon entering the town, one immediately sees the remains of the old 16th century furnaces where the ceramics were produced. Zer0Dep stands for "Zero deposit"; it is a coverage which replaces the security deposit and which is therefore mandatory. The benefits of this guarantee are: you do not pay the security deposit on arrival: neither in cash nor by immobilising a substantial amount on your credit card limit;
  • you are covered in case of any damage to the property caused by you or members of your group/family during your stay (up to the maximum limit of 1,500 euros);
  • you avoid any dispute on the responsibility of the damage and its quantification during check-out;
  • you can enjoy your villa holiday in greater toughtlessly.

"EMMA", OUR NEW APP FOR SMART SERVICE Furthermore, from spring 2021, all our properties will be supported by Emma, a multifunctional Web-App, developed in partnership with Vikey s.r.l., that will allow you to implement:
  • online check-in (entering the required details that you did not enter when booking);
  • payment of tourist tax (where due) and eventual flat-rate payments requested (eg electricity, heating, extra cleaning for animals, etc.);
  • the purchase of additional services, hospitality (extra cleaning, in-house chef, first grocery shopping, etc.) and experiences (food and wine tours, guided tours, etc.)

Chef at disposal - Half Board

A dedicated private chef who will take care of preparing breakfast and, at your choice, lunch or dinner. Each menu is fully customised and crafted down to the smallest detail, taking into account your preferences, any allergies, seasonal ingredients, and high-quality local products.

THE PRICE INCLUDES:

Chef available for meal preparation, service (with a waiter for groups of more than 9 people), final kitchen cleaning, time spent shopping.

 

THE PRICE DOES NOT INCLUDE:

Ingredients and beverages. The chef will shop according to the client’s requests and will be reimbursed upon presentation of the receipt.

 

NOTES:

The chef and staff are usually required to be accommodated within the villa. If accommodation is not provided inside the villa, an additional cost may apply, depending on the need or possible travel expenses.

Extra cleaning

Tidying up rooms and bathrooms

The room and bathroom refresh service includes an intervention aimed at restoring order, cleanliness, freshness, and comfort to the spaces.

This service does not include deep cleaning, but it ensures a tidy, welcoming, and functional environment for guests throughout their stay.

Available days of the week: Monday, Tuesday, Wednesday, Thursday, Friday

Price per day: 209.00 €

The activities include airing the rooms, reorganizing the spaces, making the beds, replenishing used linens, and performing a general check of the room and bathrooms.

The replacement of the full linen set is not included.

The tidying of common areas is not included.


Full Cleaning

The full cleaning service of the property involves a thorough intervention aimed at ensuring hygiene and order in all areas, without including linen replacement.


Available days of the week: Monday, Tuesday, Wednesday, Thursday, Friday

Price per day: 418.00 €

The activities include:

  • Cleaning of floors, surfaces, furniture, and fixtures.
  • Sanitization of bathrooms and kitchens, including toilets, countertops, and appliances.
  • Complete dusting of furniture, shelves, and decorative elements.
  • General inspection of the condition of the spaces and attention to small details to ensure a neat and well-maintained appearance.

This service, which does not include linen changes, ensures that the spaces are thoroughly clean and ready for use.

Linen & Textiles

Additional bed and bathroom linen

This service provides additional bed and bath linen, in addition to what is already included according to the booking conditions.


Price per piece: 19.00 €

The service includes:

  • Provision of extra sheets, pillowcases, and blankets for the beds.
  • Provision of additional towels, bath mats, and bath linens.

The service does not include bed-making or the cleaning of used linen, but it ensures that guests always have fresh and sufficient linen available according to their needs.

Baby Amenities

Noleggio culla aggiuntiva

This service provides an additional crib beyond the one already available at the property, for guests traveling with infants who need a safe and comfortable place for the baby to sleep.


Price per piece: 90.00 €

The service includes:

  • Delivery of a clean, assembled crib complete with bedding.

The crib provided is a travel cot for infants.

Please note: Renting the additional crib does not automatically guarantee the use of the crib already included in the rental price, for which it is still necessary to request and obtain confirmation from the Emma Villas concierge.
