Description:

RECEPTIVE STRUCTURE. Villa di Morice is set on the Umbrian hills, with a breathtaking view towards Montefalco, the city of wine and oil. A splendid rural home totally inserted in this magnificent landscape so rich in history, culture and good food. Built in the 18th century, it has been passed from generation to generation in the same family who still look after it with great love and passion. The exposed-stone façades, the wooden-beamed ceilings and the terracotta floor confer on the house the typical charm of rural Umbrian houses with the windows providing a spectacular view of the surrounding countryside. The ground floor is dedicated to a large area with two communicating living rooms, a dining room and a kitchen. A laundry room and a guest bathroom complete the floor. The first floor and the charming turret host the bedrooms, three of which have en-suite bathroom. All the bedrooms are classically furnished and equipped with air conditioning. The exterior of the villa extends in a triumph of colourful flowers and manicured lawn, all surrounded by multicoloured hedges. A wonderful tableau to be admired from the gazebo or from the swimming pool area with panoramic terrace, perhaps at sunset whilst enjoying an apéritif. Villa di Morice offers the opportunity of a unique experience, where wine and oil are the true protagonists. In fact, in Montefalco it is possible, during the olive harvest and the grape harvest, to take advantage of the opportunity to taste a good wine and some good oil from the various farms around the property. From here you can also easily move around and visit the many places of natural, artistic and religious interest in the area. Montefalco is a formidable confluence where a variety of natural landscapes, of architectural wealth and a rich culture of ancient traditions can be found; short trips will take you to some of the famous towns of central Italy, such as Assisi, Perugia, Spoleto, Trevi, Foligno, Bevagna, Gubbio, Orvieto, Todi. Motorway links ensure easy travel to the nearby regions of Tuscany and Marche. Please Note: when the property is rented in this solution no other guests will be present on site.

Interior:

After the entrance door on the ground floor is a large dining room, two communicating living rooms, one with satellite TV and direct exit out to the gazebo with the outdoor dining area and the other with a large ornamental fireplace surrounded by soft comfortable sofas. The floor is completed by the fully-equipped kitchen, a laundry room and a guest bathroom. From the main entrance a flight of stone steps leads up to the first floor with the sleeping area, consisting of: to the right, two double bedrooms, one with en-suite bathroom with shower and the other with en-suite bathroom with bathtub, to the left, a double bedroom, a bathroom with bathtub and shower and a double bedroom with en-suite bathroom with shower. From the large hallway a wooden staircase leads up to the delightful turret with a small hallway and a double bedroom (with divisible beds) with en-suite bathroom with shower.

Park:

The estate in which the villa is located covers an area of about 5 hectares with a partially fenced garden, for the exclusive use of guests, of about 800 sq m around the house. Past the automatic entrance gate, along the internal driveway bordered by magnificent cypresses and lavender bushes that leads to the parking area, you come to a lush, well-kept park. On one side of the house, along the perimeter embellished with potted flowers and overlooking the swimming pool and the olive grove, is a gazebo set up for outdoor dining and equipped with a long table, chairs and a cosy outdoor lounge. A few steps away, next to the annex, is the brick barbecue. In the centre of the garden are two majestic olive trees, in the shade of which you can fully enjoy the magical surrounding atmosphere. In Villa di Morice, unparalleled tranquillity reigns, both during the day and in the evening when the sunset paints a breathtaking view of the Umbrian hills and the town of Montefalco. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The wonderful swimming pool, for exclusive use of guests, occupies a terrace located at a slightly lower level than the house, in a secluded position overlooking the expanses of olive grove that surround the property. It is about 12 m from the house and can be reached down three stone steps or directly along the lawn. The pool, lined in PVC with a tile border, measures 5 x 12 m, with the depth varying from 1 to 1,45 m. It has chlorine-based purification and is equipped with both internal and external lighting. The surrounding sunbathing area, terracotta paving on one side and green lawn on the other, is equipped with sunbeds, deckchairs, umbrellas and a solar shower. The pool is available to guests from the last Saturday in April until the first Saturday in October.

Villa di Morice is located a few km from Montefalco, a town set in the heart of the most typical Umbrian landscape and famous for one of its characteristics: it is a centre for the production of exceptional red wines, such as the famous Sagrantino di Montefalco DOCG (Denominazione di Origine Controllata e Garantita = Controlled and Guaranteed Designation of Origin), obtained from Sagrantino grapes from which the Sagrantino Montefalco Passito DOCG and the Montefalco Rosso DOC ((Denominazione di Origine Controllata = Controlled Designation of Origin) are also produced. The enchanting geographical position in which Montefalco is located has earned it the name of Ringhiera dell'Umbria (Balcony of Umbria). In August,the appointment is with the Fuga del Bove (Flight of the Ox), a traditional re-enactment event that transforms the main square into an open-air theatre. Scheduled Montefalco events such as the Festa della Vendemia (Grape Harvest Festival) in September and the festival of the Frantoi Aperti (Opening of the Olive-Presses) in November should not be missed, with workshops and guided tastings. A dream for the palate and a dip into the liveliest Montefalco traditions. Its location allows guests to quickly reach all the major centres of interest in the region such as Assisi, Perugia, Umbertide, Città di Castello, Lake Trasimeno, Foligno, Todi and Orvieto. Have you considered any recommendations to enhance the overall quality of the property?
Kitchen is very well equipped, especially for an Italien holiday home. Fridge, freezer and dish washer worked well. However when cooking at the property for 14 people, special dishes like salad bowls or cutting boards, knives and e.g. wine glassed run short. This is not a criticism but to be understood as recommendation for even more comfort and satisfaction.

The room and bathroom refresh service includes an intervention aimed at restoring order, cleanliness, freshness, and comfort to the spaces.

This service does not include deep cleaning, but it ensures a tidy, welcoming, and functional environment for guests throughout their stay.

The activities include airing the rooms, reorganizing the spaces, making the beds, replenishing used linens, and performing a general check of the room and bathrooms.

The replacement of the full linen set is not included.

The tidying of common areas is not included.


Full Cleaning

The full cleaning service of the property involves a thorough intervention aimed at ensuring hygiene and order in all areas, without including linen replacement.

The activities include:

  • Cleaning of floors, surfaces, furniture, and fixtures.
  • Sanitization of bathrooms and kitchens, including toilets, countertops, and appliances.

This service, which does not include linen changes, ensures that the spaces are thoroughly clean and ready for use.

Linen & Textiles

Additional pool towels

This service includes the provision of a minimum set of two additional towels intended for use at the pool or in outdoor relaxation areas. It is designed for guests who require extra towels during their stay, for families or large groups, or for extended stays.

The service includes:

  • Provision of clean pool towels, ready for use.
  • Availability of fresh towels whenever needed, without having to reuse those already used.

This service provides additional bed and bath linen, in addition to what is already included according to the booking conditions.

The service includes:

  • Provision of extra sheets, pillowcases, and blankets for the beds.

The service does not include bed-making or the cleaning of used linen, but it ensures that guests always have fresh and sufficient linen available according to their needs.

Time & Access Management

Late Check-in

The Late Check-in service allows guests to arrive at the property after the standard check-in time. It is designed for those arriving late due to unforeseen flight, transfer, or other inconveniences.

Price per service: 70.00 €

Check-in time, as per booking conditions, is from 4:00 PM to 7:00 PM. Arrivals after 8:00 PM but no later than midnight on the day of arrival will incur a surcharge for the welcome service. Early Check-out

Extended opening of the swimming pool

This service allows the pool to remain accessible beyond the standard closing date set in the facility’s seasonal calendar.

Price per service: 190.00 €

Normally, the use of the pool is allowed until a specific date of the year, established according to weather conditions, scheduled maintenance, and the facility’s operational standards. With the Extended Opening option, guests can request to extend the use of the pool beyond the closing date set in the seasonal calendar.

The service includes:

  • Keeping the pool systems operational beyond the official season end date.
  • Any additional maintenance work required to ensure full efficiency and safety during the extended period.

Activation of the service is subject to a technical assessment by the property management team, which must verify its feasibility based on weather conditions and the condition of the facility.

Early opening of the pool NEW

This service allows guests to use the pool before the official seasonal opening date set by the property.


Price per service: 190.00 €

Normally, the pool is available starting from a specific date each year, established based on weather conditions, scheduled maintenance, and the operational standards of the property. With the Early Opening option, guests can request that the pool be prepared and opened earlier in the calendar year than usual.

The service includes:

  • Early preparation and activation of the pool systems.
  • Any additional maintenance required to ensure full functionality and safety.

The service is subject to a technical assessment by the property management, which must verify feasibility based on weather conditions and the status of the property.

Grocery & Pantry Service

First shopping service

This service is designed to make the guests’ experience even more comfortable, providing them with a supply of food and essential items for their stay. It spares guests from having to stop (perhaps after a long journey) to do grocery shopping before arriving at the property.

The service assigns a staff member who will contact the guest directly to collect a personalized shopping list and take care of the purchase.

The requested products will be delivered and arranged in the villa before check-in, so that everything is ready upon arrival.

The cost of the purchased products is not included and must be paid separately at check-in

Firewood

This service provides firewood for the property’s fireplace, intended for guests who wish to use it during their stay.

The cost of the service includes:

  • Delivery of 100 kg of dry, ready-to-use firewood to the property.

The service does not include fire ignition or fireplace maintenance.

Baby Amenities

Additional baby cot

This service provides an additional crib beyond the one already available at the property, for guests traveling with infants who need a safe and comfortable place for the baby to sleep.

Description:

RECEPTIVE STRUCTURE. Villa di Morice is set on the Umbrian hills, with a breathtaking view towards Montefalco, the city of wine and oil. A splendid rural home totally inserted in this magnificent landscape so rich in history, culture and good food. Built in the 18th century, it has been passed from generation to generation in the same family who still look after it with great love and passion. The exposed-stone façades, the wooden-beamed ceilings and the terracotta floor confer on the house the typical charm of rural Umbrian houses with the windows providing a spectacular view of the surrounding countryside. The ground floor is dedicated to a large area with two communicating living rooms, a dining room and a kitchen. A laundry room and a guest bathroom complete the floor. The first floor and the charming turret host the bedrooms, three of which have en-suite bathroom. All the bedrooms are classically furnished and equipped with air conditioning. The exterior of the villa extends in a triumph of colourful flowers and manicured lawn, all surrounded by multicoloured hedges. A wonderful tableau to be admired from the gazebo or from the swimming pool area with panoramic terrace, perhaps at sunset whilst enjoying an apéritif. Villa di Morice offers the opportunity of a unique experience, where wine and oil are the true protagonists. In fact, in Montefalco it is possible, during the olive harvest and the grape harvest, to take advantage of the opportunity to taste a good wine and some good oil from the various farms around the property. From here you can also easily move around and visit the many places of natural, artistic and religious interest in the area. Montefalco is a formidable confluence where a variety of natural landscapes, of architectural wealth and a rich culture of ancient traditions can be found; short trips will take you to some of the famous towns of central Italy, such as Assisi, Perugia, Spoleto, Trevi, Foligno, Bevagna, Gubbio, Orvieto, Todi. Motorway links ensure easy travel to the nearby regions of Tuscany and Marche. Please Note: when the property is rented in this solution no other guests will be present on site.

Interior:

After the entrance door on the ground floor is a large dining room, two communicating living rooms, one with satellite TV and direct exit out to the gazebo with the outdoor dining area and the other with a large ornamental fireplace surrounded by soft comfortable sofas. The floor is completed by the fully-equipped kitchen, a laundry room and a guest bathroom. From the main entrance a flight of stone steps leads up to the first floor with the sleeping area, consisting of: to the right, two double bedrooms, one with en-suite bathroom with shower and the other with en-suite bathroom with bathtub, to the left, a double bedroom, a bathroom with bathtub and shower and a double bedroom with en-suite bathroom with shower. From the large hallway a wooden staircase leads up to the delightful turret with a small hallway and a double bedroom (with divisible beds) with en-suite bathroom with shower.

Park:

The estate in which the villa is located covers an area of about 5 hectares with a partially fenced garden, for the exclusive use of guests, of about 800 sq m around the house. Past the automatic entrance gate, along the internal driveway bordered by magnificent cypresses and lavender bushes that leads to the parking area, you come to a lush, well-kept park. On one side of the house, along the perimeter embellished with potted flowers and overlooking the swimming pool and the olive grove, is a gazebo set up for outdoor dining and equipped with a long table, chairs and a cosy outdoor lounge. A few steps away, next to the annex, is the brick barbecue. In the centre of the garden are two majestic olive trees, in the shade of which you can fully enjoy the magical surrounding atmosphere. In Villa di Morice, unparalleled tranquillity reigns, both during the day and in the evening when the sunset paints a breathtaking view of the Umbrian hills and the town of Montefalco. Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.

Swimming Pool:

The wonderful swimming pool, for exclusive use of guests, occupies a terrace located at a slightly lower level than the house, in a secluded position overlooking the expanses of olive grove that surround the property. It is about 12 m from the house and can be reached down three stone steps or directly along the lawn. The pool, lined in PVC with a tile border, measures 5 x 12 m, with the depth varying from 1 to 1,45 m. It has chlorine-based purification and is equipped with both internal and external lighting. The surrounding sunbathing area, terracotta paving on one side and green lawn on the other, is equipped with sunbeds, deckchairs, umbrellas and a solar shower. The pool is available to guests from the last Saturday in April until the first Saturday in October.

Villa di Morice is located a few km from Montefalco, a town set in the heart of the most typical Umbrian landscape and famous for one of its characteristics: it is a centre for the production of exceptional red wines, such as the famous Sagrantino di Montefalco DOCG (Denominazione di Origine Controllata e Garantita = Controlled and Guaranteed Designation of Origin), obtained from Sagrantino grapes from which the Sagrantino Montefalco Passito DOCG and the Montefalco Rosso DOC ((Denominazione di Origine Controllata = Controlled Designation of Origin) are also produced. The enchanting geographical position in which Montefalco is located has earned it the name of Ringhiera dell'Umbria (Balcony of Umbria). In August,the appointment is with the Fuga del Bove (Flight of the Ox), a traditional re-enactment event that transforms the main square into an open-air theatre. Scheduled Montefalco events such as the Festa della Vendemia (Grape Harvest Festival) in September and the festival of the Frantoi Aperti (Opening of the Olive-Presses) in November should not be missed, with workshops and guided tastings. A dream for the palate and a dip into the liveliest Montefalco traditions. Its location allows guests to quickly reach all the major centres of interest in the region such as Assisi, Perugia, Umbertide, Città di Castello, Lake Trasimeno, Foligno, Todi and Orvieto. Kitchen is very well equipped, especially for an Italien holiday home. Fridge, freezer and dish washer worked well. However when cooking at the property for 14 people, special dishes like salad bowls or cutting boards, knives and e.g. wine glassed run short. This is not a criticism but to be understood as recommendation for even more comfort and satisfaction.

Full Cleaning

The full cleaning service of the property involves a thorough intervention aimed at ensuring hygiene and order in all areas, without including linen replacement.

  • Cleaning of floors, surfaces, furniture, and fixtures.

Additional pool towels

This service includes the provision of a minimum set of two additional towels intended for use at the pool or in outdoor relaxation areas. It is designed for guests who require extra towels during their stay, for families or large groups, or for extended stays.

  • Provision of clean pool towels, ready for use.

Time & Access Management

Late Check-in

The Late Check-in service allows guests to arrive at the property after the standard check-in time. It is designed for those arriving late due to unforeseen flight, transfer, or other inconveniences.

Price per service: 70.00 €

Check-in time, as per booking conditions, is from 4:00 PM to 7:00 PM. Arrivals after 8:00 PM but no later than midnight on the day of arrival will incur a surcharge for the welcome service. Early Check-out

Extended opening of the swimming pool

This service allows the pool to remain accessible beyond the standard closing date set in the facility’s seasonal calendar.

Price per service: 190.00 €

Normally, the use of the pool is allowed until a specific date of the year, established according to weather conditions, scheduled maintenance, and the facility’s operational standards. With the Extended Opening option, guests can request to extend the use of the pool beyond the closing date set in the seasonal calendar.

The service includes:

  • Keeping the pool systems operational beyond the official season end date.
  • Any additional maintenance work required to ensure full efficiency and safety during the extended period.

Activation of the service is subject to a technical assessment by the property management team, which must verify its feasibility based on weather conditions and the condition of the facility.

Early opening of the pool NEW

This service allows guests to use the pool before the official seasonal opening date set by the property.


Price per service: 190.00 €

Normally, the pool is available starting from a specific date each year, established based on weather conditions, scheduled maintenance, and the operational standards of the property. With the Early Opening option, guests can request that the pool be prepared and opened earlier in the calendar year than usual.

The service includes:

  • Early preparation and activation of the pool systems.
  • Any additional maintenance required to ensure full functionality and safety.

The service is subject to a technical assessment by the property management, which must verify feasibility based on weather conditions and the status of the property.

Grocery & Pantry Service

First shopping service

This service is designed to make the guests’ experience even more comfortable, providing them with a supply of food and essential items for their stay. It spares guests from having to stop (perhaps after a long journey) to do grocery shopping before arriving at the property.

The service assigns a staff member who will contact the guest directly to collect a personalized shopping list and take care of the purchase.

The requested products will be delivered and arranged in the villa before check-in, so that everything is ready upon arrival.

Firewood

This service provides firewood for the property’s fireplace, intended for guests who wish to use it during their stay.

Baby Amenities

Additional baby cot
